The State of Texas Know all men by these presents that we Wm Boyd & Delilah County of Freestone Boyd, his wife of above County & State, have this day bargained & sold & do hereby convey unto the Heirs of Robert Boyd Deceased son of said Wm and Delilah Boyd, the following described tract of land (bought by said Robert Boyd from Elizabeth Lamb, an heir of said Wm. & Delilah Boyd, it being said Elizabeth Lamb’s part of the real estate of Wm & Delilah Boyd) lying in Freestone County in the State of Texas about one & a half miles North of the Town of Cotton Gin being a part of the Eli Russell League & a part of the Delilah Boyd 320 acre tract - Beginning at the S E corner of the Forty acre tract Deeded to Robert Boyd by Wm. & Delilah Boyd on the North line of M. S. Clark’s homestead tract - Thence East with M. S. Clark’s North line Three Hundred & Eighty Six veras to stake - Thence North Three Hundred & Forth Five Vares - Then West Two Hundred varas - Then North Four Hundred and Seventy Five varas - Thence West Two Hundred & Fifty Three varas - to the Channel of a large dugout whence a Cotton wood 5 inc bears N 61 W 5 vrs & an Elm 4 inc bears S 55 W 4 vrs - Thence up the channel of the dugout following its meanders & making the dugout the line to R. Boyd’s corner in the dugout - Thence with R. Boyd’s line to the stake N. E. of his house - Thence South Six Hundred & Seventy Seven veras with R. Boyd’s East line to the beginning - containing Forty acres. And for and in consideration of the above described Forty acres being Elizabeth Lamb’s part of our Estate set apart to her by us & sold by her to R. Boyd & for the further consideration of one dollar to us in hand paid, the receipt of which is hereby acknowledged. We bind ourselves, our heirs and assigns to forever warrant & defend the right, title, interest & claim to the above described tract of land unto the heirs of Robert Boyd deceased. But it is expressly stipulated that we Wm. Boyd & Delilah Boyd, or either of us are to keep in possession & use & fully control the above described tract of land & premises during the life of us or either of us: after the death of both of us said heirs are to have possession & control. Boyd and Delilah Boyd his wife both to me well known to be the parties whose names appear to the foregoing Deed, bearing date August 14th A.D. 1882, and acknowledged that they had signed the same for all the uses and considerations therein expressed, and the said Delilah Boyd, being examined by me privily and apart from her said husband, and the same being by me fully explained to her, acknowledged the same to be her act and deed, and declared that she had willingly signed the same, and, that she wished, not to retract it.
