F. SHIELDS and Elizabeth SHIELDS wife of said J. F. SHIELDS of the County of Hunt and State aforesaid, in consideration of the sum of Seven Hundred and Fifty Dollars, to us in hand paid by T. O. HARPER as follows: One hundred and seventy five dollars cash in hand, and Two hundred dollars in a promissory note due Nov. 1st, 1883 and one other promissory Note for the sum of Three hundred and seventy five dollars due November 1st 1885 with 10% per annum from Nov. 1, 1883 until paid both notes bearing even date herewith signed by T. O. HARPER and payable to J. F. SHIELDS or bearer hereby retaining a vendors lien on the following described land until said notes & interest are paid. Have Granted, Sold and Conveyed, and by these presents do Grant, Sell, Convey unto the said T. O. HARPER of the County of Hunt and State of Texas, all that certain tracts or parcels of land viz: First tract situated in Hunt Co., Texas about six miles North of Greenville being a part of the E. TIDWELL H. R. Survey Beginning at the N. W. corner of a tract of 52 1/2 acres of land bought by J. F. SHIELDS from O. P. SMITH. Thence East with the N. B. line of a tract of land sold to M. H. WRIGHT by Jack ASHEY. Then West with said line far enough to be due North of the beginning corner Thence South to the place of beginning containing 22 acres more or less. Second Tract. Being of the E. TIDWELL H. R. in Hunt County, Texas about 5 miles N. E. from Greenville and being a part of Lot No. 3 set apart to Josephine SMITH by the commissioners in the partition of said land among the heirs of the Estate of Mary MYERS dec'd. Beginning at the S. W. corner of a tract of 250 acres deeded by O. R. SMITH & wife to John MERRICK a stake in the center of Tidwell Creek Thence West with the S. B. line of said tract set apart to the said Josephine SMITH South to the S. W. Corner of the same Thence North with the W. B. line of the same, 539 7/10 vrs. to the NW corner of said Lot No. 3. Thence East with the N. B. line of said lot No. 3 to the N. W. corner of said 250 acre tract sold by O. P. SMITH and wife to Jno. MERRICK stake in the center of Tidwell Creek Thence down Tidwell Creek with its meanderings to the place of Beginning containing fifty two and one half acres of land more or less. To have and to hold the above described premises, together with all and singular the rights and appurtenances thereto belonging, unto the said T. O. HARPER his heirs and assigns, forever. And we do hereby bind ourselves, our heirs, executors and administrators, to Warrant and Forever Defend, all and singular, the said premises unto the said premises unto the said T. O. HARPER, his heirs and assigns, against every person whomsoever lawfully claiming or to claim the same, or any part thereof. Witness our hands at Greenville this 30th day of August A.D. 1883 s/ J. F. CAMERON, Clerk of the County Court in and for Hunt County, Texas, on this day personally appears J. F. SHIELDS and Elizabeth SHIELDS, wife of said J. F. SHIELDS known to me. to be the person whose names are subscribed on the foregoing instrument, and acknowledged to me that they executed the same for the purposes and consideration therein expressed. And the said Elizabeth SHIELDS, wife of the said J. F. SHIELDS having been examined by me privily and apart from her husband and having the same by me fully explained to her, she the said Elizabeth SHIELDS, acknowledged such instrument to me to be her act and deed and she declared that she had willingly signed the same for the purposes and consideration therein expressed and that she did not wish to retract it.
