HART of the County of Hunt and State aforesaid, in consideration of the sum of Four Hundred and twenty nine dollars to me in hand paid $375.00 dollars cash in hand paid by J. F. SHIELDS and a note give by him for balance to wit $54.00 dollars due lst of Nov. 1883 with 10% interest from date until paid said note payable to Sam R. HART or bearer and retaining vendors lien on the hereinafter described land. Have Granted, Sold and Conveyed, and by these presents do Grant, Sell, Convey unto the said J. F. SHIELDS of the County of Hunt and State of Texas, all that certain tract of parcel of and part of the Esram TIDWELL survey in Hunt County, Texas of 287 1/2 acres and being 85 8/10 acres off of the East end of said survey and about 5 miles N. from Greenville Beginning at the S. E. corner of a 200 acres tract deed to A. D. ROSS off of the W. end of said 287 3/4 acre tract a stake from which an Elm marked D. S. vrs. N. 35 degrees E. 11 5/2 vrs. Thence E. 594 vrs a stake from which a post oak marked D. S. vrs. N. 23 3/4 degrees W. 2 8/10 vrs. Thence N. 817 6/10 vrs. to the N. E. corner of the original 287 3/4 acres tract a stake from which a double Elm marked NXWX vrs. N. 55 degrees E. 5 8/10 vrs. Elm mark D. S. X. vrs. N. 60 degrees 2 7/10 vrs. Thence W. with old marked line about 594 vrs. to the N. E. corner of the said ROSS 200 acre tract a stake from which an Elm marked D. S. vrs. S. 15 1/4 E. 19 4/10 vrs. Thence S. with ROSS E.B. line to the beginning. It is expressly agreed and understood that this deed is not to become absolute and vest perfect and legal title in the said J. F. Shields until the above described note is fully paid off and discharged. To have and to hold the above described premises, together with all and singular the rights and appurtenances thereto belonging, unto the said J. F. SHIELDS, his heirs and assigns, forever. And I do hereby bind ourselves, our heirs, executors and administrators, to Warrant and Forever Defend, all and singular, the said premises unto the said J. F. SHIELDS, his heirs and assigns, against every person whomsoever lawfully claiming or to claim the same, or any part thereof. Witness my hand at City of Greenville this 9th day of October A.
