F. SHIELDS and Elizabeth SHIELDS wife of said J. F. SHIELDS of the County of Hunt and State aforesaid, in consideration of the sum of one hundred and fifty dollars to us in hand paid by R. FARMER as follows to wit: Fifty five Dollars cash in hand paid and a promissory note for Ninety five Dollars due twelve months from date bearing interest at the rate of 10% from date until paid and bearing even date with this Note executed by the said R. FARMER and payable to J. F. SHIELDS or bearer hereby reserving a vendors lien on the hereinafter described land until said note and interest is paid. Have Granted, Sold and Conveyed, and by these presents do Grant, Sell, Convey unto the said R. Farmer of the County of Hunt and State of Texas, all that certain tract piece or parcel of land situated in the County of Hunt and State of Texas and being a part of the Esram TIDWELL Head Right Survey Beginning at the S. E. corner of a 200 acre tract owned by A. D. ROSS of same Headright thence East 594 Vrs. to the S. E. Corner of a 85 8/10 acres tract deeded to me by Sam. R. HART. Thence North vrs. Thence West 594 vrs. Thence South vrs. to the beginning so as to contain 25 acres of land. To have and to hold the above described premises, together with all and singular the rights and appurtenances thereto belonging, unto the said R. FARMER his heirs and assigns, forever. And we do hereby bind ourselves, our heirs, executors and administrators, to Warrant and Forever Defend, all and singular, the said premises unto the said R. FARMER, his heirs and assigns, against every person whomsoever lawfully claiming or to claim the same, or any part thereof. Witness our hands at Greenville this 27th day of October A. D. 1883 s/ J. CAMERON, Clerk of the County Court in and for Hunt County, Texas, on this day personally appears J. F. SHIELDS and Elizabeth SHIELDS, wife of said J. F. SHIELDS known to me. to be the person whose names are subscribed on the foregoing instrument, and acknowledged to me that they executed the same for the purposes and consideration therein expressed. And the said Elizabeth SHIELDS, wife of the said J. F. SHIELDS having been examined by me privily and apart from her husband and having the same by me fully explained to her, she the said Elizabeth SHIELDS, acknowledged such instrument to me to be her act and deed and she declared that she had willingly signed the same for the purposes and consideration therein expressed and that she did not wish to retract it.
