A. Walton and M. E. Walton wife of the said R. A. Walton of State and County aforesaid have this day for and in consideration of the sum of $250.00 two Hundred and fifty dollars. seventy five dollars to us in hand paid by John R. Thomason of the State and County above mentioned the remaining one hundred and twenty five to be paid as follows Fifty Dollars on or by the 15th day of December 1885 Seventy five dollars Due on or by the 15th of December 1886 us notes bearing above(?) date With this deed will show the receipt of which is hereby acknowleged have Bargained Granted Sold and Released and Conveyed and by these presents do Grant Bargain, Sell release and Convey unto the said John R Thomason all that certain tract or parcel of Land described as follows Situated in the County of Hunt and State of Texas is a part of a survey patented to Goodman Deweese that he sold to Hillery Busby and sold by the said Busby to John W Ragan and wife and sold by the said Ragan and wife to Elizabeth Upyar and sold by the said Elizabeth Upyar to R. A. Walton and sold by the said R. A. Walton to John B. Thommason(sic) and begining at the S.W. corner of the said two hundred acres at a stake bears N 50 deg E two - eight tenths vs. (thence)E 550 vs. to a stake far corner a black jack beares(sic) N 1½ deg W 26½ vs. (thence) N 513¾ vs. a stake far corner a black jack six inches in diameter bears S 64 W 3¾ a post oak six inches in diameter bears South 27 W 4¾ vs. (thence) 550 vs. to stake on the West boundary line of the said two hundred acre survey a black jack bears South 45° E 8¾ vs. another bears N 32 E 10½ vs. thence South to the place of begining including fifty acres of land to Have and to Hold unto him the said John R Thommason(sic) his heirs assigns forever Together with all and singular the rights numbers and appertances(sic)to the same for perpetuity and I do hereby bind myself my heirs and my legal representatives unto the said John R Thommason(sic)and his heirs and assigns to Warrant and Defend the title to all of said premises against the legal claims of all persons whomsoever claiming or to claim the same or any part thereof In witness whereof we have unto cert. our hands on this the 1st day of July AD 1885. Walton to me well known and acknowledged to me that he executed the foregoing instrument for the purposes and consideration Therein expressed Also on this day personally appeared M. E. Walton wife of the said R. A. Walton known unto be the person whose name is subscribed to the foregoing instrument and having been examined by me privily and apart from her husband and having the same fully explained to her she the said M. E. Walton acknowledged such instrument to be her act and deed and declared that she had willingly signed the same for the purposes and consideration therein expressed and that she did ---- wish to retract it.
