F. Ketner of the County of Hunt and State aforesaid, for and in consideration of the sum of Four Hundred and Fifty DOLLARS, to me in hand paid by G. W. Thomason the receipt of which is hereby acknowledged and the further consideration of two promissory notes of the grantee herein payable to the order of R. J. Ketner at Quinlan Hunt County Texas of even date herewith and bearing interest at the rate of 8 percent per annum the first note of $175.00 due and payable on the first day of October 1902 and the second note of $175.00 due on and payable the 1st day of October 1903. have GRANTED, SOLD AND CONVEYED, and by these presents do GRANT, SELL AND CONVEY unto the said G. W. Thomason of the County of Hunt and State of Texas all that certain Tract of land situated in the County of Hunt and State of Texas about 2½ Miles Northwest of Roberts in Hunt County the same being Block No. 4 out of the 320 acre survey Patented to W. L. Burton described as follows to wit: Beginning at the NE Corner designated by a black Jack bears S 33 W 5 vrs. Thence west 950 vrs. to corner of west Boundary line of same survey a black Jack bears N 69 E 3 vrs. Thence south 316 2/3 vrs. to corner post Oak bears E 8 vrs. Thence East 950 vrs. Thence North 316 2/3 vrs. to place of beginning Containing 53 1/3 acres of land TO HAVE AND TO HOLD the above described premises, together with all and singular the rights and appurtenances thereto in anywise belonging unto the said G. W. Thomason heirs and assigns forever. And I do hereby bind myself, my heirs, executors and administrators, to WARRANT AND FOREVER DEFEND, all and singular the said premises unto the said G. W. Thomason heirs and assigns against every person whomsoever lawfully claiming, or to claim the same, or any part thereof. Witness my hand at Quinlan this 16th day of March A.D. 1901.
