W. Thomason and wife L. A. Thomason of the County of Hunt and State aforesaid, for and in consideration of the sum One Hundred and Ten and no/100 DOLLARS to us in hand paid by I. T. Rouse of Quinlan Hunt Co. Texas the receipt of which is hereby acknowledged. and the further consideration of the assumption by the said I. T. Rouse of two certain Vendor Lien notes viz: First note of One Hundred Seventy Five & no/100 Dollars ($175.00) due and payable on the First day of October AD 1902 Second Note of One Hundred Seventy Five & no/100 ($175.00) due and payable on the first day of October A.D. 1903, both notes bearing 8% interest per annum payable annually from date. dated Mar 16th 1901. have GRANTED, SOLD AND CONVEYED, and by these presents do GRANT, SELL AND CONVEY unto the said I. T Rouse of the County of Hunt and State of Texas all that certain Tract or parcel of land situated in Hunt County State of Texas to wit: About 2½ Miles North West of Roberts in Hunt County Texas the same being block No Four (4) out of the 320 Acre Survey Patented to W. L. Burton described as follows, to wit: Beginning at the N.E. Corner designated by a black Jack bears S. 33 W 5 varas. Thence West 950 varas to corner of West boundary line of same survey a Black Jack bears W. 69. E 3 varas; Thence South 316 2/3 varas to corner, a post Oak bears E 8 varas: Thence East 950 varas. Thence North 316 2/3 varas to place of beginning containing 53 1/3 acres of land. Being same land deeded G. W. Thomason by R. J. Ketner on March 16th AD 1901 as shown by Hunt County Record of Deeds Book 109 page 449 TO HAVE AND TO HOLD the above described premises, together with all and singular appurtenances thereto in anywise belonging, unto the said I. T. Rouse his heirs and assigns forever. And we do hereby bind ourselves our heirs, executors and administrators, to WARRANT AND FOREVER DEFEND, all and singular the said premises unto the said I.T. Rouse his heirs and assigns, against every person whomsoever lawfully claiming, or to claim the same, or any part thereof. WITNESS our hands at Quinlan Texas this 7th day of October A.D. 1901. G. W. Thomason wife of G. W. Thomason known to me to be the persons whose names are subscribed to the foregoing instrument, and acknowledged to me that they executed the same for the purposes and consideration therein expressed. And the said L. A. Thomason wife of the said G. W. Thomason having been examined by me privily and apart from her husband, and having the same fully explained to her, she, the said L. A. Thomason acknowledged such instrument to me to be her act and deed, and she declared she had willingly signed the same for the purposes and consideration therein expressed, and that she did not wish to retract it.
