Wren Book 29; page 479: 7 January 1882 John Karber to Jas. A. Wren Deed; The State of Texas ] County of Kaufman] Know all men by these present that I, John Karber, through my attorney in fact, R.D. Wiltshire of above county and State, for and in consideration of the sum of Seventy eight Dollars and seventy five cents, to me in hand paid by Jas.A.Wren the receipt of which is hereby acknowledged and the further consideration of one promissory note for $75.00 signed by Jas. A. Wren, payable January (?) 1883, and (?) date with this deed accrued by the note will make delivery, have this day bargained sold and conveyed and do in their presence bargain, sell and convey to Jas. A. Wren the following parcel of land 123 acres of the Peter Karber assignee of W. H. McBee, headright above county and State, meets and bounds as follows. Beginning at the N.E. corner of a 103 acre tract, sold to Flournoy. Thence East 735 varas to a post from which a cedar brs. S 81 degrees W. 4 varas, a red oak brs N. 77 degrees E. 4 varas. Thence South 309 varas to a creek 770 varas to another 930 varas, to a Post from which a red Oak brs S. 82 degrees W. 1 varas an elm brs S. 11 (*?----?)8 varas . Thence West 735 varas to stake on corner. Thence North 450 varas to place of Beginning. To have and to hold all ongoing (?) right, privileges and appurtenances to the same belonging or in anywise incident or appertaining. And I do hereby bind myself heirs executors and administrators to warrant and to forever defend the title to the above described property unto Jas. A. Wren, his heirs and assigns forever against the claim or claims of any and all persons whomsoever lawfully claiming or to claim the same or any part thereof.
