Scroggin to Mary E.Williams Warranty Deed State of Texas ] County of Kaufman ] Know all men by these presents that We D. W. Scroggin of the County of Kaufman and State of Texas; and Nancy J. Scroggin Wife of Said D.W. Scroggin in her own right in the Consideration of ($100.00) One Hundred Dollars paid to us by Mary E. Williams of the aforesaid County and State, the receipt whereof is hereby acknowledged do hereby give, grant, sell and convey unto the said Mary E. Williams her heirs and assigns a certain parcel of land bounded and described as follows; Situated in the County of Van Zandt on the waters of the Sabine River; Being a part of Survey No.106 in the name of Wm. H. McBee, and being part of the Division allotted and set apart to Nancy J. Scroggin by Virtue of an Order of the Probate Court of Van Zandt County as an heir of Wm. H. McBee Deceased: Beginning at a Stake at the South Corner of a (20) Twenty Acre Tract conveyed by us to TZ Woodhouse on the 12th day of July A.D. 1869; Thence S. 45 degrees E. 474 varas to a Stake for Corner; Thence N. 45 degrees E. 237-1/2 varas to a Stake for Corner; Thence N. 45 degrees West 474 varas to a Stake for Corner; Thence S. 45 degrees West 237-1/2 varas to the place of Beginning; With all the privileges and appurtenances thereto belonging to have and to hold the aforegranted premises to the Said Mary E. Williams, her heirs and assigns to her and their use and behalf forever and We the Said D.W. Scroggin and Nancy J. Scroggin for ourselves , our heirs and legal representatives, do covenant with the Said Mary E. Williams, her heirs and assigns; That we are lawfully seized in fee simple of the aforegranted premises, that they are free from all encumbrances, That We have good right to sell and convey the same to the Said Mary E. Williams as aforesaid and that we will, Our heirs and legal representatives shall warrant and defend the same to the Said Mary E Williams, her heirs and assigns against the lawful claims and demands of all persons. Scroggin, both to me well known and whose signatures appear to the within Deed and acknowledged that they had signed and Sealed , Stamped and delivered the same for all the purposes and considerations therein set forth and expressed and the said Nancy J. Wife of D. W. Scroggin being by me examined privily and apart from her said husband and having the same fully explained declared it to be her act and Deed and that she wished not to rescind the same .
