Wood, his heirs and assigns a certain Tract or Parcel of Land containing 320 acres, situated in Van Zandt County on the waters of Cedar Creek about 13 ˝ miles N. 80 degrees W. from Canton; Known as Survey No. 411 made by virtue of Certificate No. 580, issued by the Commissioners of Mercers Colony to Said Scroggins on the 1st day of May 1850, and Patented on the first day of June 1857, No. of Patent 1165, Bounded as follows. Beginning at the N.E. Corner of Luke W. Hays Survey N. 410 a Post from which a Blackjack 10 inches dia. bears N. 50 W. 3 varas another 7 in. dia. bears S. 42 (feet/degrees ?) W. 4 varas. Thence East 429 varas Creek 1900 8/10ths varas a Post in Creek Bottom from which a Red Oak 14 inches dia. bears N. 68 (feet/degrees ?) E. 3 varas a Post Oak 30 in dia bears N.3 (feet/degrees ?) W. 6 varas; Thence South 950 varas a Post in Creek Bottom from which a Cedar 4 in. dia. bears N. 51 (feet/degrees ?) 4 varas a Red Oak 12 inches dia. bears N. 77 E. 4 varas. Thence West 500 varas Creek 1900-8/10ths varas a Post from which a Post Oak 12 inches dia. bears S. 73 (feet/degrees ?) E. 8 varas another 8 inches dia. bears N. 22 E. 8 varas. Thence North 950 varas to the place of Beginning. To have and to hold the aforegranted premises to the Said Samuel D. Wood, his heirs and assigns forever and I the Said Henry Scroggin for myself my heirs, executors, and administrators do covenant with the Said S.D. Wood his heirs and assigns that the afore granted premises are free from all encumbrance and that I have good right to sell and convey the same to the Said S.D. Wood as aforesaid and that I will and my heirs executors and administrators shall warrant and defend the Same unto the Said S.D. Wood, his heirs and assigns forever against the lawful claims and demands of all persons claiming the Same by or through me.
