Scroggin to Reece Hughes Warranty Deed The State of Texas ] County of Kaufman] Know all Men by these presents that we Daniel W and Nancy J Scroggin of the County and state aforesaid for and in consideration of the sum of Four Hundred dollars to us paid by Reece Hughes of the County of Cass and State aforesaid the receipt where of is hereby acknowledged have bargained, sold, aliened, transferred and conveyed and do by these presents bargain, grant, sell alien, convey and release unto the said Reece Hughes his heirs and assigns forever, Two Hundred Acres of land situated in the County of Van Zandt and State above named on the waters of Duck Creek, being a part of Survey No.106 in the name of Wm H. McBee it being a part of the division allotted to Silas P. McBee deceased. Beginning at the east corner of said Original Survey see Patent for witness trees. Thence N. 45 degrees W. 366 varas to a stake in the edge of prairie from which a Post Oak 2 feet in dia. bears N. 53 W. 7 3/10ths varas. Thence S. 45 degrees W. 950 varas to Mill tract. Thence S. 45 degrees E. 366 varas to stake in prairie on the S.E. line of original survey. Thence N. 45 degrees E. 950 varas to the place of beginning. Also the other part of said two hundred acres is described as follows- Beginning 1161 varas from the east corner of said Original Survey. Thence N. 45 degrees W. 366 varas to post in prairie. Thence S. 45 degrees W. 2138 varas to corner. Thence S. 45 degrees E. 366 varas to corner. Thence N. 45 degrees E. 2138 varas to the place of beginning; all of the above described land containing two hundred acres. To have and to hold the said premises together with all the right title claim and interest heretofore held and possessed by us and we do further bind ourselves our heirs and legal representatives to warrant and forever defend the title to said land against the claim of all persons whomsoever lawfully claiming the same or any part thereof in through or by us or our heirs.
