Scroggin to T.C. Saddler Warranty Deed The State of Texas ] Kaufman County ] Know all men by these presents that We, D.W. Scroggin of the County of Kaufman and State aforesaid, and Nancy J. Scroggin, Wife of Said D. W. Scroggin, in her own right in consideration of One Hundred and fifty Dollars, ($150.00) paid by T. C. Saddler, of the County and State afore mentioned, the receipt whereof is hereby acknowledged do hereby give, grant, bargain, sell and convey unto the Said T.C. Saddler, his heirs and assigns , a certain parcel or tract of land described and bounded as follows, being a part of Survey No. 106, in the name of Wm. H. McBee and being a part of the division allotted and set apart to Nancy J. Scroggin, by virtue of an order of the Probate Court of Van Zandt County as an Heir of Wm. H. McBee, Deceased; Beginning 2421 varas S. 45 degrees from a point which is 707 vrs S. 45 degrees W. from the West corner of a 320 acre Survey in the name of Wm. Gibbard; Thence S. 45 degrees E. 1180 vrs to a stake for corner; Thence N. 45 degrees E. 245 vrs to a post for corner; Thence N. 45 degrees W. 1180 vrs to a post for corner; Thence S. 45 degrees W. 245 vrs to a post at the place of Beginning; With all the privileges thereto belonging, to have and to hold the aforesaid premises unto the Said, T.C. Saddler, his heirs and assigns forever and We do hereby bind ourselves our heirs, executors and administrators to warrant, and forever defend the same unto the Said, T.C. Saddler his heirs and assigns against every person whomsoever lawfully claiming or to claim the same or any part thereto. Scroggin, both to me well known, both of them acknowledged they had signed and delivered the Said Deed for all the purposes and considerations therein stated, and the Said Nancy J. Scroggin , Wife of D.W. Scroggin having been examined by me privily and apart from her husband, and the foregoing instrument explained fully, acknowledged this to be her own act, and free will, and that she wished not to retract the same.
