N. Barfield of the County of Morris in the State aforesaid for and in consideration of the sum of Five hundred dollars to me paid and secured to be paid by J. T. Barfield as follows In cash one hundred dollars and four notes for the sum of one hundred dollars Each 1st due Jan 1893 Second due Jan 1st 1894 Third due Jan 1st 1895 Fourth and last Note due Jan 1st 1896 Each note payable to the order of R. N. Barfield and Each draw 8% interest per annum from date and each provide for 10% atty's fees in case of Suit for collection and each note retains a Vendors lien to Secure its payment, have Granted Sold and Conveyed and by these presents do Grant Sell and Convey unto the said J. T. Barfield of the County of Morris and State of Texas, all of my entire interest in and to the herein after described tracts of land which is my interest inherited from my father's Estate the same being a child's part, there being four children. Said lands are described as follows, to wit: Two hundred and five acres in Morris County Texas and Four hundred and one acres in the state of Georgia. The land in Texas situated in Morris and a portion in Cass Co. and the same being a subdivision of the Ed West Head Right Survey Beginning at the North East Corner of the land to be described which is the North East corner of the whole Blanton tract of land and is also the SE corner of the A. Hargus land at a Stake from which a pine 4 inches in Diam. brs N 76 degrees W 5 vrs Thence South a long the West line of C. Callaway's line 194 Rods to a stake from which a Red Oak brs N ?[smudge] 5 vrs, Thence West 164-96/100 Rods a Stake from which a Red Oak brs N 2 degrees E 17-1/2 vrs also a Hickory brs N 41 degrees W 2-1/2 vrs off both mkd X Thence North 194 Rods to a Stake from which a Red oak brs S 40 degrees E 7 vrs another brs S 24 degrees W 5-1/2 vrs off both mkd X Thence East 164-96/100 Rods to place of beginning / Also a tract of 2-1/2 acres of land of same survey Beginning at a corner on the N Bd. line of the S. Mercer Survey a Stake Thence N 33 yds to Jefferson road Thence Westly with said road 171 yds a Stake Thence South 114 yds to N. Bd. line of S. Mercer Survey Thence East with said Mercer N. Bd. line to Beginning / Also a tract of 2-1/2 acres of the Sarah Mercer Survey Beginning at a Post Oak on the N. Bd. line of said S. Mercer Survey mkd. X thence West 250 vrs to the Jefferson road thence Easterly along with said road 240 vrs corner of Rice's Orchard fence by said road. Thence in a northern course with said orchard fence 120 vrs to beginning. The lands lying in the state of Georgia is situated in Jones County and is described and distinguished as lots no. one hundred and seventy four and a fractional portion of lot no. one hundred and ninty one containing in said lot a fraction of lot in Georgia Four hundred and one and one half acres and for a more definite description See Deed record of Jones County Ga Book T page 548. To have and to hold the above described premises together with all and singular the rights ad appurtenances thereto in any wise belonging unto the said J. T. Barfield his heirs and assigns forever and I do hereby bind myself my heirs executors and administrators to warrant and Forever Defend all and singular the said premises unto the said J. T. Barfield his heirs and assigns against every person whosoever lawfully claiming or to claim the same or any part thereof. But it is expressly agreed and stipulated that the vendor's Lien is retained against the above described property premises and improvements until the above described note and all interest thereon are fully paid according to their face and tenor effect and reading when the deed shall become absolute.
