Grimes of the State of Texas and county of Coryell for and in consideration of the sum of $440 FOUR HUNDRED AND FORTY DOLLARS to us in hand paid, by NELSON PEVEHOUSE receipt whereof is hereby acknowledge have this day bargained, sold, aliened and conveyed unto PEVEHOUSE of said State and County of Navarro all the rights title and interest (as heir-at-law of my son T.F. GRIMES DECASED) to a certain tract or parcel of land situated in State of Texas and County first above written on the head waters of POST OAK CREEK, the same being a North tributary of RICHLAND Creek about eighteen miles West of the town of Corsicana and on our own headright of 14 15/100 labors. Beginning at stake in EAST LINE of said survey N30 W 436 vr from SE Corner in N line of FLORENCE Survey from which Thence NORTH 30 W 434 vrs to stake at SE corner of SAM'L GRIMES 100 acres Survey Thence S60 E 1300 vr to stake from which a mesquite 2 in N87 E 10 vr Thence S30 E434 vr stake from which a mesquite 2 in N59 W 13 1/2 vr Thence N60 E 1300 vr to to the place of beginning Containing in all 100 ACRES more or less. To have and to hold the above described tract or parcel of land unto the said his heirs or assigns forever free from our heirs or assigns and we do by these presents agree to warrant and forever defend the title of the same unto the said his heirs or assigns free from the lawful claims of any and all persons whomsoever claims the same or any part thereof this the 16th day of August A.D. 1870.
