GRIMES and SUSAN E. GRIMES of the first part bargained, sold, aliened and conveyed unto G.W. ACREE of the second part all of the written State and county for and in consideration of the sum of $130 ONE HUNDRED AND THIRTY DOLLARS to us in hand paid, the receipt whereof is hereby acknowledged the following described tract or parcel of land to wit lying and situated in State of Texas and County first above written on the head waters of POST OAK CREEK, the same being a North tributary of RICHLAND Creek about twenty miles West of the town of Corsicana and being a part of the F.M. Grimes headright of 14 15/100 labors. Beginning at a stake in the prairie it being the SW corner of a one hundres acres tract made for SW GRIMES Thence S30E 434 Var to a stake from which a mesquite 10 in in dia marked S bears N 17 vrs another Mesquite 5 in in Dia marked V bears N30 E 11 brs Thence NORTH 60E 340 vrs a stake the same being a corner made for NELSON PEVEHOUSE Thence N30W 434 vrs along NELSON PEVEHOUSE tract to the place of beginning Containing in all 26 ACRES more or less. To have and to hold the above described tract or parcel of land unto the said G.W. ACREE his heirs or assigns forever free from our heirs or assigns and we do by these presents agree to warrant and forever defend the title of the same unto the said G.W. ACREE his heirs or assigns free from the lawful claims of any and all persons whomsoever claims the same or any part thereof this the 11th day of April 1878. S.W. Grimes S.E. Grimes S.W. & S.E.GRIMES appear separately before S.H. Kerr, Clerk of Navarro County. 11 Apr 1878. Recorded Nov 24, 1879. NOTE: 26 acres from the 100 acres that FM sold his son SW 1868. A family story written by Sam Grimes: "George made friends with everyone and was good natured. He started the small merchandising store at Cross Roads, probably in 1880, and sold out to go back to McGregor." Sam "At Cross Roads I put up a cotton gin and mill on the old pond and I ran them until 1878 or 1880." Additional Comments: FM had given 152 acres to his daughter, Betty, around 1879.
