Know all men by these presents that we F.M. Grimes and E.S. Grimes,  of the State of
Texas and county aforesaid and in consideration of the sum of $900.oo NINE HUNDRED 
DOLLARS to us in hand paid, receipt whereof is hereby acknowledge have this day
bargained, sold, aliened and conveyed unto RICHARD J. SANDERS of said State and
County of NAVARRO all the rights title and interest we have in or any manner
pertaining to a certain tract or parcel of land situated in State of Texas and
County  about twenty miles West of the town of Corsicana and it being a part of the
FREDERICK GRIMES Survey and bounded as follows to wit:

Beginning at a stake in the WEST boundary line of said GRIMES survey whence a
mesquite 5 " in diameter brs  S33 1/2E 4vrs and another Mesquite 4 " in diameter brs
N14W 10.5 vrs near the NW corner of the Town of CROSSROADS.

Thence N30W 1200 vrs to a stake whence a Mesquite 3" dia. brs S89E 25 3/4 vrs.

Thence N60E 942 vrs to a stake whenece a mesquite 7" diam brs N74W 27.5 vrs and
another mesquite 3" diameter S44W 15.5 vrs

Thenc S30E 1200 vrs to a stake
Thence S60W 942 vrs to the place of the beginning containing 200 acres of land.

To have and to hold the above described tract or parcel of land unto the said
RICHARD J. SANDERS    his heirs or assigns forever free from our heirs or assigns
and we do by these presents agree to warrant and forever defend the title of the
same unto the said  RICHARD J. SANDERS   his heirs or assigns free from the lawful
claims of any and all persons whomsoever claims the same or any part thereof this
the 17 day of APRIL 1883.  F.M. GRIMES  ES Grimes 

F.M. & ES Grimes  appear separately before M.N. Jones Justive of Peach and exofficio
Notary Public of Navarro. Given under my hand and seal of office at Blooming Grove
this 17 Day of April A.D. 1883.
