Navarro Deed Book 46 pg 542

Know all men by these presents that we F.M. Grimes and E.S. Grimes,  of the State of
Texas and county aforesaid and in consideration of the sum of $617.50 SIX HUNDRED 
SEVENTEEN AND 50/100 DOLLARS to us in hand paid, receipt whereof is hereby
acknowledge have this day bargained, sold, aliened and conveyed unto  W.H. YOUNG   
of said State and County of NAVARRO all the rights title and interest we have in or
any manner pertaining to a certain tract or parcel of land situated in State of
Texas and County first above written on the head waters of POST OAK CREEK, the same
being a North tributary of RICHLAND Creek about twenty miles West of the town of
Corsicana and on our own headright of 14 15/100 labors 4th Aug 1846.

Beginning at SE corner R.J. SANDERS NW corner of  200 acres survey

Thence S30E 575  VRS  to a stake whence a mesquite 4 in dia brs N30W 13.5 1/2 varas

Thence S82W  658 vars to a stake in East line of 50 acres deeded to S.W. Grimes.
Thence N30W 330 vars to the NE corner of S.W.  GRIMES 50 acres
Thence N60E 612 vars to the Beginning 

Containing 49 acres and it being a part of the F. GRIMES survey

To have and to hold the above described tract or parcel of land unto the said WH
YOUNG   his heirs or assigns forever free from our heirs or assigns and we do by
these presents agree to warrant and forever defend the title of the same unto the
said  WH YOUNG   his heirs or assigns free from the lawful claims of any and all
persons whomsoever claims the same or any part thereof Blooming Grove this the 4 day
