Grimes to F.M. Grimes Jr. In August 1875, the parents had given to F.M. Grimes 152 acres part of their F.M. Grimes original survey. This deed is a correction of his purchase of an additional 500 acres of the same survey for which he paid them $1,750. [$3.50/acre] [Deed book 43 pg. 520] So altogether he now owned 652 acres. "All that certain tract or parcel of land, a part of Frederick Grimes Survey in Navarro County Texas more particularly described as follows: to wit: Beginning at the N.E. corner of the Frederick Grimes survy a stake whence a Mesquite (stump) 10 " dia brs N 62 1/2 E 14 1/4 varas and a mesquite 2 1/2 in da. brs S 78 W 7vr the original bearings and a nwe bearing a Post Oak 14 in dia brs S 5 E 58 3/4 vars. Thence S 60 W with the north line of said Grimes Survey 18833 1/3 varas to a stake which stand N 60 E 1500 vrs from the N.W. corner of said Grimes survey which a Forked Mesquite 4 in dia brs S 34 3/4 E 238 1/2 vrs Thence S 30 E 2011 varas to a stake whence a mesquite 4 in dia brs N49 E 66 vrs do (mesquite) 5 in dia brs N 25 1/2 E 134 1/2 vrs. Thence N 60 E passing R.C. Ramsey's NW corner and with his North line 1833 1/3 vrs to his NE corner a stake in the East line of the Frederick Grimes survey. Thence N 30 W 450 Vrs to SE corner of 152 acres tract owned by myself and of the same curvey. Thence S 60 W 1300 varas to SW corner of said 152 acre tract. Thence N 30 W 666 vrs to NW corner of said 152 acre tract. Thence n60 E 1300 vrs to the NE corner of said 152 acre tract a stake in the East line of said Frederick Grimes survey. Thence N30 w 895 vrs to the beginning. Additional Comments: At this same time, his older brother, Samuel W. Grimes purchased for $5,000 1589 acres ($3.15/acre) part of the Henry Farley Survey Coryell County. S.W. Grimes in turn sold off sections of the land individually usually for $10 to $15/ acre. F.M. Grimes Jr held onto his land even increasing his acreage by purchasing nearby acres.
