Percival, of the county of Navarro and State of Texas and in consideration of the sum of Sixty Eight dollars to me in hand paid by R. Hightower, the receipt of which is hereby acknowledged. have granted, sold and convey unto the said R. Hightower of County of Navarro an undivided One fifth (1/5( of an undivided one half (1/2) interest in the land described as hereinafter set out being 68 1/2 acres out of the Edward Ramsey Survey situated about 2 miles S.W. from town of Frost in Navarro County being the interest I inherited from my mother's estate wh was Sarah Percival the first wife of W.H. Percival dec'd. Said land was deede to said W.H. Percival dec's by R. Hightower about the year 18 (blank) and reference is here made to said deed for full description which is of record in Book (blank), Page (blank) of the Deed Records of Navarro Co. I also intend to convey herein all my undivided one eight 1/8 of an undivided one half (1/2) interest of the same tract of land being that interest I inherited and will be entitled to from the estate of my father, W.H. Percival dec'd said estate now pending administration in the Probate Court of Navarro Co conditioned that after the expenses of said administration debts of said estate, and the annual allowance of the surviving widow and minor children of said W.H. Percival's estate are all paid, that if there is any of said last mentioned 1/8 eighth interest left I hereby convey same or whatever there may be left to me, to said R. Hightower.
