Hines The State of Texas] County of Navarro] Know all men by these presents that we Hugh Pierce and Elizabeth M.J. Pierce wife of the Said Hugh Pierce of County of Navarro and State aforesaid for and in consideration of the sum of Three Hundred Dollars to us in hand paid by John W. Hines of the same County and State aforesaid the receipt where of we do hereby acknowledge have this day bargained sold (?aliened) and conveyed and do by these presents bargain sell alien and convey with the said J.M. Hines a certain piece or parcel of land situated lying in and being in the S.E. Corner of Williamson County and partly in Milam County and State aforesaid on the head waters of the Middle Yeaga and is part of the headright league of Henry Cook and is bounded as follows beginning in the said East Boundary line of said League at the South East Corner of a survey of 569 acres made for James Cook a stake from which a Post Oak marked (J) (?brs) N-10 W. 8 varas, Another Post Oak marked (E) (?brs) S. 44degrees W. 11 vars. Thence S. 20. W. with said line 1776 varas to a stake from which a Post Oak marked (A) (?brs) N. 48 W. 171/2 Varas another Post Oak marked (T) (?brs) S. 73 W. o vars. Thence N. 70-W., 1810 varas a stake from which a Post Oak marked (TS) (?brs) N 20. E 31/2 varas another Post Oak marked (ST) (?brs) (?) 70 E 1 vara. Thence N. 20 E. 1776 varas a stake from which a Post Oak marked (W) (?brs) N.3. E. 6 varas Another Post Oak marked (J) (?brs) N. 67 E. 91/2 vrs. Thence S 70E. 1810 varas to the place of beginning containing Five Hundred and sixty nine (569) acres. To have and to hold unto him the said John M. Hines his heirs and assigns forever and we do hereby bind our selves and heirs executors and administrators to warrant and forever defend the title to the within and foregoing described land unto the said J.M. Hines his heirs and assigns forever against the claim or claims of any and all persons whomsoever claiming the same or any part thereof. Also at the same time and place but separate and apart from her husband personally appeared Mrs. W.M.J. Pierce wife of the said Hugh Pierce whose signature appears to the within and foregoing Deed bearing the date the 18th day of June 1868 and having the same fully explained to her by me, she acknowledged that signed the same for all the purposes and considerations therein expressed, and signed the same willingly and without any compulsion on the part of her husband and wished not to retract it.
