DEATON and P.P. DEATON, wife of the said Thos D. DEATON, of the County of Rains State of Texas in consideration of the sum of Fifty ($50.00) Dollars paid by David L. GARRETT as follows: Cash in hand paid the receipt of which is hereby acknowledged. Have Granted Sold and Conveyed and by these presents do Grant Sell and Convey unto the said David L. GARRETT of the County of Hopkins and State of Texas, all of that certain Tract of Land in Rains County, Texas the same being part of the John DEATON Survey on the waters of the Lake fork of the Sabine River about 7-1/2 miles North from the Town of Emory. Beginning at the Southwest Corner of said John DEATON survey, Thence East with the souht line of said DEATON Survey to the Center of Garrett's Creek. Thence up Garrett's Creek in a Northwesterly direction with the meanderings of the Creek to the mouth of Sand branch where it empties into Garrett's Creek. Thence up Sand Branch with its meanderings to where it crosses the South line of the Tract sold by James POTTS to ----- GRANTHARN. Then West to the West boundary line to said John DEATON Survey. Thence South with said West line to the place of beginning. To have and to hold the above described premises belonging unto the said David L. GARRETT and his heirs and assigns forever. And we do hereby bind ourselves our heirs executors and administrators to warrant and forever defend all and singular the said premises unto the said David L. GARRETT and his heirs and assigns against every person whomsoever lawfully claiming or to claim the same or any part thereof.
