Johnson and wife Nora Johnson of the County of Smith and the State of Texas, in consideration of the sum of twenty five dollars cash to us in hand paid by R. M. Kirby, T. S. Kyles and J. W. Fortner, Trustees of Mt. Carmell School District number 35 to be used for school purposes only. The receipt of which is hereby acknowledged we do by these PRESENTS grant, bargain, sell, release and convey unto the said Trustees & their successors, Grantees herein, the following described land, situated in Smith County, Texas, to wit: Beginning at a corner 61 1/3 yards east of a P. O. 18" dia. on W. B. L. of R. B. Tutt sur. and South of a N.W. corner of a 177 acre survey now owned by us, said P.O. being on S. Bank of a spring branch, which crosses W.B.L/ of said survey Thence South 235 yards to corner, Thence East to middle of Mt. Carmel and Center public road, Thence Northerly with said road to a point due east of the place of beginning. Thence west to place of beginning, containing 2 1/2 acres of land more or less of R. B. Tutt survey. TO HAVE AND TO HOLD the above described property and premises, together with all the rights, privileges, appurtenances, improvements to the same belonging to the said Grantees, their successors. And we hereby bind ourselves, our heirs and legal representatives, to WARRANT and FOREVER DEFEND all and singular the title to said property unto them, the said Grantees, their successors, against the lawful claims of all persons whomsoever WITNESS our hand at Winona, Texas, this 25 day of August 1908.
