The ink has begun to fade in places and the paper is in extremely poor condition. The land described was part of the "Old Dale Land" and is located North of Cookville, Titus County, Texas. Please allow for human error. (2) Labor = 177 acres. (3) Varas = A spanish unit of linear measure varying from 32 to 43 inches. DEED State of Tennessee) ss Smith County ) Know all men by these presents, that I, Henrietta Cartwright, of the State of Tennessee, Smith County, in consideration of ($225.00), two hundred and twenty five dollars, to me paid by T. J. Dean of the State of Texas, Grayson County, have granted, bargained, sold and released; and by these presents do grant, bargain, sell, and release unto the said T. J. Dean all that tract or parcel of land situated in Titus County, State of Texas, it being a portion of the original twenty six labors of land granted to Willis Dean by the Republic of Texas by virtue of Certificate #497. No. 497 issued by the Board of Land Commissioners for the County of Red River and situated on the North Side of Sulphur Fork about 24 miles South East from Clarksville and bounded and described as follows; to WIT: Beginning at the North West corner of Pilate Dean's one hundred and thirty-five acre Survey in the West boundary line of the Willis Dean Survey a Stake from which a hickory bears N57E6 and l/2 varas marked 5&X, also a tree bears S17 and l/2E7 varas marked 4&X. Thence North 645 and l/2 varas to the South West corner of Nancy W. Hopkins Survey. A State from which a double postoak bears S20E 6 and l/2 varas marked 5&X. Rhence East with the line of the said Hopkins Survey 1182 varas to a Stake in division line from which a hickory bears S21W11 varas marked D&X. Thence South 645 and l/2 varas with said division line to the North East corner of Lot No. 4 of the division on Pilate Dean's Lot to a Stake from which a red oak bears N57W8 and l/2 varas marked 5&X. Thence West with Pilate Dean's line 1182 varas to the beginning. Containing one hunderd and thirty-five acres more or less together with all and singular the rights, members, hereditaments and apparentness to the same belonging, or in any wise incident or appertaining, to have and to hold all singular the premises above mentioned, and the said T. J. Dean, his heirs and assigns forever; and I do hereby bind myself and heirs, executors and administrators to warrant and forever defend all and singular the said premises unto the said T. J. Dean, his heirs and assigned against every person whomsoever, lawfully claiming or to claim the same or any part thereof. Ballow and Clarke Cartwright subscribing witnesses to the foregoing Deed who being first duly sworn, depose they are acquainted with the bargainer Henrietta Cartwright, and that she acknowledged the execution of the within Deed for the purpose therein contained on the day it bears date and that said Henrietta is a widow and has no husband living. Vaden, Chairman of the County Court of the aforesaid County, hereby certify that B. F. C. Smith whose genuine signature appears to the foregoing certificate is and was on the date thereof, the legally elected and qualified clerk of the County Court of the aforesaid County, duly authorized to take acknowledgement and probate deeds, and other instruments and that all his official acts as such are entitled to full faith and that the foregoing certificate of probate is in due form of law.
