Carpenter and wife Mrs. Kate Carpenter of the county of Travis and State of Texas for and in consideration of the sum of ($5.00) Five and 00/100 Dollars to us paid, by Leila Hammons nee Leila Carpenter the receipt of which is hereby acknowledged and for the further consideration of the natural love and affection, which we have, and hold, for our daughter-the said Leila Hammons-wife of Oscar Hammons have given, Granted, Sold and Conveyed, and by these presents do give, Grand, Sell and Convey, unto the said Leila Hammons (as her separate and individual property-separate and apart from her husband) the said Oscar Hammons of the County of Travis State of Texas all that certain Lot, or parcel of land, as is hereinbelow now described, the same being a part of the W.T.Lovett, and Jno. Moat, surveys in said Travis County, and situated in the fork of the Colorado, and Pedernales Rivers-between the two Rivers and is bounded as follows: Beginning at the Mouth of the said Pedernales River. Thence up the Colorado River, with its meanders N.77 W.140 vs. N.35 W.800 vs. to a stake on W. bank of sd. River a Pecan brs. N.19 ½ W.20 vs. Thence S.22 W. at 50 vs. top of bluff a st.md. a cedar brs. S.32 W.15 ½ vs. a L.O. brs. N.4 ½ W.18 vs. and the N. Corner of said Lovett survey brs. N.43 W.84 vs. at 590 vs. a ct.md. a cedarbrs. S.19 W.15 vs. Thence N.57 ½ W.230 vs. to a st.md. just E. of an old rock fence a L.O. brs. S.58 E. 6 vs. Thence S.69 W. about 150 vs. to the said Pedernales river, at the mouth of a deep gully. Thence down said River with its meanders about S.8 ½ E.320 vs. S.22 ½ E. 280 vs. s.33 E.300 vs. S.48 E. 200 vs. S.81 E. 300 vs. N.83 E. 200 vs. N.77 E. 230 vs. N.60 E. 440 vs. to the mouth of said River the place of beginning and containing within said bounds 184 acres of land more or less-and is known and designated as Sub- division No. 1 of all the land, we own-between the before mentioned Rivers. TO HAVE AND TO HOLD the above described premises, together with all and singular,the rights and appurtenances thereto in anywise belonging unto the said Lelia Hammons as her separate and individual property and to her heirs and assigns forever; and we do hereby bind ourselves our heirs, executors and administrators, to Warrant and Forever Defend, all and singular the said premises unto the said Leila Hammons and to her heirs and assigns, against every person whomsoever lawfully claiming, or to claim the same, or any part thereof. Fowler THE STATE OF TEXAS # COUNTY OF TRAVIS # BEFORE ME, Carl Beck a Notary Public, in and for Travis County,Texas, on this day personally appeared J.L. Carpenter and Kate Carpenter his wife, both known to me to be the persons whose names are subscribed to the foregoing instrument, [page break-p.66] and acknowledged to me that they each executed the same for the purposes and consideration therein expressed and the said Kate Carpenter wife of the said J.L. Carpenter having been examined by me privily and apart from her husband, and having the same fully explained to her, she, the said Kate Carpenter acknowledged such instrument to be her act and deed, and she declared that she had willingly signed the same for the purposes and consideration (therein expressed, and that she did not wish to retract it.
