Scroggin of the County of Van Zandt and the State aforesaid and Nancy J. Scroggins, Wife of the Said D. W. Scroggins, in her own right, in consideration of ($200.00) Two Hundred Dollars, paid by H.B.French, of Kaufman County, State of Texas the receipt whereof is hereby acknowledged, do hereby give, grant, bargain, sell and convey to H.B.French, his heirs and assigns a certain tract or parcel of land described as follows. Being a part of Survey No.106 in the name of Wm. H. McBee, and being part of the portion allotted and set apart to Nancy J. Scroggins, (as One of the Heirs at law of Wm. H. McBee, Deceased), by Commissioners appointed by the Probate Court of Van Zandt County State of Texas to partition and divide the Estate of the Said Wm. H. McBee, Deceased, among his Heirs. Beginning at the East Corner of the Blevins Survey in Van Zandt County; for Witness Trees see Patent; Thence S. 45 degrees E. 737 varas to Stake for Corners; Thence S. 45 degrees W. 53 varas to Stake for Corner from which a Post Oak 12 inches diameter bears S. 15 degrees W. 82 varas Dist. a Black Jack 14 inches diameter bears S. 45 degrees W. 91 vs. Dist.; Thence N. 45 degrees W. 737 varas to Stake for Corner on the Blevins Line; Thence N. 45 degrees E.530 varas with the aforesaid Blevins Line to the Beginning. Also another Tract Beginning at a Stake being the South Corner of a Tract of Land conveyed by us to F.M. Burke, from which a Post Oak 24 inches dia. brs. N. 20 degrees E. 18 vs. Dist. Hickory 18 inches dia. brs. N. 43 degrees W. 13 varas Dist. Thence S. 45 degrees W. 418 varas to Stake for Corner from which a Post Oak 12 inches dia. brs N. 15 degrees W. 11 vs. dist, another P.O. 15 inches dia. bears N. 40 degrees E. 16 vs. dist. Thence N. 45 degrees W. 418 vs. to Stake for Corner from which a Post Oak 20 inches dia. brs. N. 48 degrees E. 142 vs. dist.; Thence N 45 degrees E. 418 vs. to Stake for Corner on F.M.Burke S. Line; Thence S. 45 degrees E. 418 vs. with the Said Burke’s Line to the place of Beginning; To have and to hold the above described land for himself his heirs and legal representatives, together with all and singular the rights, titles, claims and interest, heretofore held and possessed by us and others and we hereby warrant and defend the right to the within described land to him, and to his legal representatives against all persons who may lawfully claim the same. Scroggins his Wife (both to me well known) and acknowledged that they executed the foregoing Deed for the consideration and purposes therein Stated and the Said Nancy J. Scroggins on private examination separate and apart from her husband and the contents explained to her, acknowledged that she signed the same freely and without any fear or compulsion of her said husband, and that she wished not to retract it.
