Blue, Parties of the First Part in consideration of the Sum of Five Hundred ($500.00) Dollars cash in hand paid by Thomas H White, of the county of Van Zandt and State of Texas the receipt whereof is hereby fully acknowledged have granted, bargained and sold and do hereby grant bargain, sell, alien, convey and confirm with the Said Thomas H White, Party of the Second Part, his heirs and assigns forever the following described tract of land To Wit: Being a part of T.J. Church Original Headright Survey, Situated in Van Zandt County, Texas, on the Waters of Kickapoo Creek about 6 miles South from Canton and bounded as follows. Beginning at a Stake for corner 316-6/15ths varas N. 45 degrees E. of the South corner of a Survey owned by W. C. Meeks, and north corner of a 40 acre Tract owned by (Link?) Henderson, from which a Black Jack 8 in. dia. brs. S. 85 degrees E. 4-5/15ths vrs (T do?) brs S. 21- ˝ degrees E. 4-4/15ths varas. Thence N. 45 degrees E. at 656 1/15ths vrs corner from which a Post Oak 18 in. dia. brs. N. 8 degrees E. 11-2/15ths varas, to a Hickory 4 in. dia. brs. S. 3 degrees E. 5 vrs. Thence S. 45 degrees E. at 160 varas corner from which a Hickory brs N. 57 degrees W. 3-6/15ths varas to a hickory brs. S. 36 degrees E. 5-8/15ths varas. Thence S. 45 degrees W. at 176-4/15ths varas corner from which a Hickory brs N. 83 degrees E. 4-5/15ths varas to a Black Jack brs S. 36 degrees E. 5 vrs. Thence S. 45 degrees E. at 553 vrs a stake for corner from which a Post Oak 15 in dia. brs W. 7-1/2 degrees W. 9 varas to a Black Jack brs. S. 65 degrees W. 6-2/15ths varas. Thence S. 45 degrees W. at 474 -7/15ths varas stake for corner from which a Black Jack 6 in dia. brs. N. 51 degrees W. 5 vrs. and a Post Oak 15 in. dia. brs. N. 72 degrees W. 7 varas. Thence N. 45 degrees W. 713 varas to the place of Beginning, containing 65 acres, to have and to hold all and singular the above described and conveyed premises and property with all the privileges, Page 489: hereditaments and appurtenances thereunto belonging or in anywise appertaining unto the Said Thos. H. White, Party of the Second Part his heirs or assigns forever and We the Said Parties of the First part do hereby bind ourselves and heirs, executors, and administrators with the Said Party of the Second Part his heirs and assigns that we are well Seized of all and singular the Said premises that we have good and lawful authority to make the Sale and conveyance of the Same, that Said property and premises are free and clear of all and every encumbrances and that unto the Said Party of the Second Part his heirs and assigns, We and any heirs, executors and administrators will forever warrant and defend the Same against all (?) Blue acknowledges Such instrument to be her own hand and deed and declared that she had willingly signed the same for the purposes and considerations therein expressed and that she did not wish to retract it.
