M. Burk Warranty Deed State of Texas ] Van Zandt County ] Know all men by these presents that We, D. W. Scroggin of the county and State aforesaid and Nancy J. Scroggin, wife of Said D. W. Scroggin in her own right in consideration of the sum of ($10.00) Ten Dollars to us paid by F. M. Burk of the above named County and State the receipt whereof is hereby acknowledged do hereby give, grant, bargain, sell and convey unto the said F.M. Burk his heirs and assigns forever a certain tract of land described and bounded as follows being part of survey No. 106 in the name of William H. McBee and being part of the portion which was set apart to Silas P. McBee as an heir at law of W. H. McBee deceased and being a portion of said tract of land which was wet apart to Robert McBee as one of his heirs at law being that part that was deeded by Robert McBee to Nancy Scroggin on the 20th day of April A. D. 1871. Beginning 143 vs S. 45 degrees W. from the East corner of a hundred acre tract set a part to Robert McBee; Thence N. 45 degrees W. 178 vs to corner stone; Thence N. 45 degrees E. 75 vs to corner stone; Thence S. 45 degrees E. 178 vs to stone for corner; Thence S. 45 degrees W. 75 vs to corner stone, at the place of beginning; Said land lies on the North side of a Creek, known as the McBee Creek and lies joining a (1) One acre tract known as "The McBee Graveyard". To have and to hold the aforegranted premises to the Said F.M. Burk his heirs and assigns to him and their use and behalf forever and Nancy J Scroggins will our heirs and legal representatives shall warrant and defend the title of said land to F.M. Scroggin his wife both to me well known and parties to a certain deed or instrument in writing being dated on the 4th Day of October A. D. 1879 hereto annexed and Stated that they had executed the same for the purposes and consideration therein stated. And the said Nancy J. Scroggin having been examined by me privily and a part from her said husband and having the same by me fully explained to her the said Nancy J. Scroggin acknowledged the same to be her act and deed and declared that she had willingly signed sealed and delivered the same and that she wishes not to retract it.
