Scroggins to F.M. Burke Warranty Deed State of Texas ] Van Zandt County ] Know all men by these present that I, D.W. Scroggins of the County of Van Zandt and State aforesaid and Nancy J. Scroggins, Wife of the Said D. W. Scroggins, in her own right, in consideration of ($150.00) One Hundred and Fifty Dollars paid by F. M. Burke of Van Zandt County State of Texas, the receipt whereof is hereby acknowledged do hereby give, grant, bargain, sell and convey unto F.M. Burke, his heirs and assigns forever; a certain Tract or Parcel of Land described as follows, being part of Survey No. 106 in the name of Wm. H. McBee and being part of the Portion allotted and set apart to Nancy J. Scroggins, (as one of the heirs at law) of Wm. H. McBee, Deceased, by Commissioners appointed by the Probate court of Van Zandt County, State of Texas, to Partition and Divide the Estate of the Said Wm. H. McBee, Deceased, among his Heirs. Beginning of a Post the South Corner of a Tract of land conveyed by us to H. B. French from which a Post Oak 12 inches dia. brs. S. 15 degrees W. 82 vs. dist., a Black Jack 111 inches dia. brs. S. 40 degrees W. 91 vrs. dist; Thence S. 45 degrees W. 375 varas to a Post for Corner from which a Post Oak 24 inches dia. brs. N. 20 degrees E. 18 vrs dist. Hickory 18 inches dia. N. 43 degrees W.13 vs. dist.; Thence N. 45 degrees W. 750 varas to Post for Corner on the Blevins Line; Thence N. 45 degrees E. 375 varas (with the Said Blevins Line) a Post for corner; Thence S. 45 degrees E. 750 varas to the place of Beginning: To have and to hold the above described land for himself his heirs and legal representatives, together with all and singular the rights titles, claims and interest heretofore held and possessed by us and others, and we hereby warrant and defend the right to the within described land to him and his legal representatives against all persons who may lawfully claim the same. Richardson a Notary Public in and for the County of Kaufman personally appeared D. W. Scroggins and Nancy J. Scroggins his Wife (to me well known) and acknowledged that they executed the foregoing Deed for the considerations and purposes therein Stated and the Said Nancy J. Scroggins on private examination , separate and apart from her husband and the contents explained to her acknowledged that she signed the same freely without any fear or compulsion of her said Husband that she did not with to retract it.
