McBee, of the County of Van Zandt and State of Texas, in consideration of the sum of ($150.00) One Hundred and fifty dollars to me paid by Green J. Clark of the County of Kaufman and State of Texas the receipt of which is hereby acknowledged do hereby give, grant, sell and convey unto the Said Green J Clark, his heirs and assigns a certain parcel or tract of land described and bounded as follows; Being part of Survey No. 106. In the name of Wm.H. McBee and being a part of the portion allotted and set apart to Silas P McBee by virtue of an order of the Probate Court of Van Zandt County as one of the heirs at law of Wm. H. McBee, Deceased, and being part of the portion that was allotted and set apart to John G. McBee by virtue of an order of the Probate Court of Van Zandt County as one of the heirs at law of Silas P McBee, Deceased. Beginning at a post which is 2315 1/4 varas S. 45 degrees vrs from the NW Line of Survey No. 106 in the name of Wm. H. McBee; Thence S. 40 degrees W 771 ¾ varas to a post for corner is [used?] as the South corner of a 7 or Seven hundred acre tract that was set apart to Nancy Jane Scroggins in the division of the Estate of Wm. H. McBee, Deceased. Thence S 45 degrees E 342 vrs to a stake for corner on the Prairie. Thence N. 45 degrees E. 771 ¾ varas to post for corners on Prairie. Thence N. 45 degrees W. 342 varas to the place of beginning, with all the privileges thereto belonging to have and to hold unto him the Said Green J Clark, his heirs and assigns forever to their use and behalf in fee simple and the said John G. McBee with my heirs executors and administrators shall their right and title of said property to the said Green J.Clark his heirs and assigns forever warrant and defend against the claims of ourselves or the Lawful claims of any persons claiming the same whatsoever.
