Elmore, to W.M. Kay Estate Sale; The State of Texas] County of Van Zandt] Whereas by an order of the County Court, of Van Zandt County, Texas, sitting in matters of Probate made at the June term 1910, of said Court directing the sale of the tract of land hereinafter mentioned, belonging to the Estate of Fannie and Roy White, Minors, Guardianship of which was pending in said Court upon an application for an order to sell land belonging to said Estate, made to said Court on the 17th day of June 1910, I, E.E. Elmore, Guardian of the estate of said minors did, on the 21st day of June 1910 sell at private sale at Wills Point in said County of Van Zandt, said tract of land to W.M. Kay for the sum of Three Hundred Dollars cash, in accordance with said order of Court so made as aforesaid. And whereas, the report of said sale having been made to said Court, was on the 27th day of June 1910, at the June term 1910 of said Court, in all respects approved and confirmed by the decree of said court, which decree is of record in the minutes of said Court, reference to which is here made, and the same is made a part hereof. Now, therefore, in consideration of the premises and of $300.00 to me in hand paid by W.M. Kay, the receipt of which is hereby acknowledged, I have Granted, Sold and conveyed, and by these presents do Grant, Sell and convey, unto the said W.M. Kay of the County of Van Zandt and State of Texas, all that certain tract and parcel of land situated in Van Zandt Co., Texas, and more particularly described as follows; A part of the Jno. Blair Survey, the same being the East half of that part of a certain 160 acre tract of said survey conveyed by Isaac Newton to S.C. Childress on Sept. 30th, 1857, by deed recorded in Vol. 1, page 498, Records of Deeds of Van Zandt County, Texas, which lies South of a creek running through said 160 acres and bounded thus: Beginning at the SE Corner of said 160 acre Tract; Thence West 425 varas to the SE Corner of A.J. Norwood’s tract of said survey; Thence North with said Norwood line 572 varas to said Norwood’s NE Corner on creek; Thence in an easterly direction with the meanderings of said creek to corner of the EB line of said 160 acre trace; Thence South 555 varas to the beginning , containing 46 acres of land, more or less. To have and to hold the above described premises, together with all and singular the rights and appurtenances thereto in anywise belonging, unto the said W.M. Kay, his heirs and assigns forever.
