Scroggin to H.B.French: Deed; The State of Texas ] County of Van Zandt ] Know all men by these presents that We, D. W. Scroggin of the county of Van Zandt and State of Texas and Nancy J. Scroggin, wife of Said D.W. Scroggin, in her own right in consideration of the sum of ($1,200.00) Twelve Hundred and Fifty Dollars to us paid by H.B.French of the above named County and State the receipt whereof which is acknowledged do hereby give, grant, bargain, sell and convey to the Said H.B. French, his heirs and assigns forever a certain tract of land described and bounded as follows; Being a part of Survey No. 106 in the name of Wm. H. McBee and Being apart of the portion which was set apart to Nancy J. Scroggin by the Commissioners appointed by the Probate Court of Van Zandt County and State of Texas at the February Term 1854 (The report of said Commissioners was approved at the March Term 1854 of Said Court to partition and divide the Estate of Wm. H. McBee, Deceased naming his heirs at Law; Beginning at a Stone which is 282 varas S. 45 degrees E. from the E. corner of a 320 acre Survey in the name of Wm. Gibbard; Also beginning at the East corner of a 45 acre tract , conveyed by us to our daughter Louisa E. Johnson; Thence 45 degrees W. 740 varas to a Stone for corner; Thence S. 45 degrees E. 370 varas to a Stone for corner; Thence N. 45 degrees E. 95 varas to a Stake for corner; Thence S. 45 degrees E. 119 varas to Stone for corner; Thence N. 45 degrees E. 142 varas to Stone for corner; Thence S. 45 degrees E. 237 varas to a Stone for corner; Thence N. 45 degrees E. 287 varas to a Stone for corner; Thence S. 45 degrees E. 175 varas to a Stone for corner, being at the West corner of a 50 acre tract conveyed by us to H.F. Thompson; Thence N. 45 degrees E. 1242 varas to a Stake for corner; Thence N. 45 degrees W. 332 varas to a Stake for corner on the line of the Blevins Survey; Thence S. 45 degrees W. 995 varas to a Stone for corner being at the South corner of the Blevins Survey; Thence N. 45 degrees W. 668 varas to place of Beginning; Including (200) acres of land more or less. Said Land lies on a Creek that is generally known as the McBee Creek which is a tributary of the Sabine River, to have and to hold the afore granted premises to the Said H.B. French, his heirs and assigns to his and their use and behalf forever and We the Said D.W. Scroggin and Nancy J. Scroggin will and our heirs, executors and legal representatives , shall the rights and title of the said property to the Said H.B. French his heirs and assigns forever warrant and defend against the claim of ourselves and the lawful claim of any person or persons whatsoever. Terry, a Notary Public in and for Van Zandt County, Texas, this day personally appeared before me, D.W. Scroggin, known to me to be the person whose name is subscribed to the foregoing instrument in writing and acknowledged to me that he executed the same for the purposes and considerations therein expressed, Also at the same time a personally appeared before me, N. J. Scroggin wife of the Said D. W. Scroggin , known to me to be the person whose name is subscribed to the above and foregoing instrument in writing and having been examined by me privily and apart from her said husband and having the same fully explained to her, she the said N.J. Scroggin acknowledged such instrument to be her act and deed and declared that she had willingly signed the same for the purposes and considerations, therein expressed and that she did not wish to retract it.
