J. Greer The State of Texas] County of Van Zandt] Know all men by these presents that We, Thomas White, L.H. White, and his wife Jim White and Jno O. White and his wife Polly White of the County of Van Zandt and State of Texas, in Consideration of the sum of Twenty Dollars paid and secured to be paid by W.J. Greer and for legal services performed, for us the receipt of all of which is hereby acknowledged, have granted , sold and conveyed and by these presents do grant, sell and convey unto the said W. J.Greer, of the County of Van Zandt and State of Texas. All that certain tract or parcel of land described as follows. Being a part of the James Hamilton 640 acres Survey no. 17. Situated in Van Zandt County , Texas and bounded as follows: Beginning at a stake for corner 170 vars S 45. W. of the East corner of an 80 acre tract of land; Deeded by J.B. Nixon to Thomas White by deed, dated Feby 23rd, 1874. Said Deed being of Record in Book “Q” Pages 161 & 162, Record of Deeds of Van Zandt County, Texas. Thence S 45.E. at 475 vars. A stake for cor. On N.W. line of Wilson’s Tract: Thence S. 45. W. 102 vars a stake for corner, Thence N. 45. W. 475. vars a stake for corner; Thence N. 45. E. 102 vars, to the place of beginning containing 8 acres of land, more or less, to have and to hold the above described premises, together with all and singular the rights and appurtenances thereto in any wise belonging unto the Said W. J. Greer, and his heirs and assigns forever. And we do hereby bind our selves our heirs, executors and administrators to warrant and forever defend all and singular the said premises unto the said W. J.Greer and heirs and assigns against every person whomsoever lawfully claiming or to claim the same or any part thereof. Known to me to be the persons whose names are subscribed to the foregoing instrument and acknowledged to me that they executed the same for the purposes and considerations therein expressed. And the Said Jim White and Polly White wives of the said L.H. White and Jno. O. White having been examined by me privily and apart from their husbands and having the same by me fully explained to them the said Jim White and Polly White acknowledged such instrument to be their act and deed and they declared that they had willingly signed the same for the purposes and consideration therein expressed and that they did not wish to retract it.
