W. Henson: Warranty Deed; State of Texas ] County of Van Zandt ] Know all men by these Presents that I J.G. McBee of the aforesaid State and County and Robert McBee of the County of Lano (Llano/Lampasas?) Texas for and in consideration of the sum of Forty One Dollars and forty five cents- to us in hand paid by Jas W. Henson, of Van Zandt County, Texas the receipt of which is hereby acknowledged, have granted, bargained, sold and conveyed and do by these presents, bargain, Sell and convey unto the Said Jas. W. Henson all of our individual rights, title, interest and claim in and to a certain tract or parcel of land lying and being situated in the County of Van Zandt, Texas and described by meets and bounds as follows to wit: Beginning, A part of a thirty acre tract and marked “G” on the partition and distribution of Survey No. 106, in the name of W. H McBee. Beginning at a post , 930 vs S. 45 degrees W. of the East corner of Survey No. 106 in the name of Wm. H. McBee. Thence N. 45 degrees W. 497 3/7 vrs to Stake for corner; Thence S. 45 degrees W. 211 5/8 vrs to Post at corner; Thence S. 45 degrees E. 497 3/7 vrs to Stake at corner; Thence N. 45 degrees E 211 5/8 vrs to place of Beginning. Together all and Singular the rights members and appurtenances to the same in any manner belonging, to have and to hold unto him the Said Henson, his heirs and assigns forever in Fee Simple. And We J.G. McBee and Robert McBee will and our heirs executors and administrators shall the rights and title of Said property to the Said Jas. W. Henson, his heirs and assigns forever warrant and defend against the claims of ourselves or the lawful claims of any person or persons whatsoever.
