Scroggin to Louisa Emma Johnson Warranty Deed The State of Texas ] Van Zandt County ] Know all men by these presents that We, D. W. Scroggin of the County of Van Zandt and State of Texas and Nancy J. Scroggin wife of the said D. W. Scroggin in her own right in consideration of One Dollar and the Natural Love and Affection which we have and bear for our Daughter Louisa Emma Johnson wife of James M. Johnson of the County and State aforesaid and for diverse and other good and valid considerations do-by these presents give, grant, confirm and convey unto the said Louisa Emma Johnson, her heirs and assigns forever a certain tract of land described as follows: Being a part of a 100 acre division allotted and apportioned to the Said Nancy J. Scroggin by the Probate Court of Van Zandt county from the Headright Survey (No. 106) of William H. McBee, Deceased. Beginning at the East corner of a Division of 320 acres (No.3) in the name of Wm. Gibbard, Thence S. 45 degrees W. 857 varas to a corner Stone; Thence S. 45 degrees E. 153 varas to a corner stone; Thence N. 45 degrees E.117 varas to a stone for corner; Thence S. 45 degrees E. 127 varas to a stone for corner; Thence N. 45 degrees E. 740 varas to a stone at corner; thence N. 45 degrees W. 282 varas to corner stone at the place of beginning. To have and to hold the Said premises and every part and parcel thereof with the appurtenances unto the Said Louisa Emma Johnson, her heirs and assigns and only the proper use and benefit forever and do hereby bind ourselves our heirs, executors and administrators to warrant and defend the Said premises unto the said Louisa Emma Johnson, her heirs and assigns, against every person whomsoever lawfully claiming or to claim the same or any part thereof. Ant the Said N.J. Scroggin having been examined by me privily and apart from her husband and having the Said instrument fully explained to her , she the Said N. J. Scroggin acknowledged the same to be her act and deed, and declared that she had willingly signed the same for the purposes and considerations therein expressed, and that she did not wish to retract it.
