P. Sullivan Warranty Deed (Indenture) The State of Texas ] County of Kaufman] This indenture made and entered into this December 27th 1869, Between Henry L Karber of the County of Parker and State aforesaid of the first part and A. P. Sullivan of the County of Van Zandt and State aforesaid of the second part. (??) that the said Henry L. Karber has this day for and in consideration of the sum of three hundred dollars to him in hand paid by the said A. P. Sullivan the receipt whereof is hereby acknowledged have this day sold bargained and conveyed and by these present sell, bargain and convey unto the said Sullivan his heirs and assigns forever the following described tract or parcel of land described as follows to wit in Van Zandt County about 15 miles N. W. from Canton and beginning at Portion of Survey known as the William H. McBee League it being a portion of said League ascribed/described to the heirs of Rebecca Roberts by the Probate Court of the Van Zandt Count. Beginning at E. corner of division No.1. Thence So. 45 degrees W. 366 varas to stake inside of Prairie from which an Elm 10 inches in diameter bears South 10 degrees E. 46 11/12 E. (31/51?) varas. Thence South 45 degrees W. 3300 varas running through mill tract 200 varas wide to stake in Prairie. Thence South 45 degrees E. 366 varas to stake in Prairie. Thence N. 45 degrees E. 3300 varas with the N.W. line of division No.1. to the place of beginning. To have and to hold the above described premises for himself his heirs and assigns forever together with all the rights titles claims or interest heretofore held and possessed by me and I hereby warrant and forever defend the rights to the above described land against all persons who may hereafter come in witness whereof I have hereunto set my name and scroll for seal. Hobbs, clerk of the District Court of Van Zandt county Texas personally appeared H. Hanson personally known to me who being duly sworn upon oath says that he saw H.L. Karber have granted to the within and foregoing instrument in writing and that said grantor acknowledged that he did the same for the uses purposes and considerations therein contained and that he and (I/J M Raheru/Rahunn?) signed the same as witnesses hereto at the request of said grantor in the presence of each other.
