Karber of Said County of Parker, for and in consideration of the sum of ($10.00) Ten Dollars to me in hand paid by John G. McBee of the County of Kaufman, and State above named the receipt whereof is hereby acknowledged do by these present grant bargain, sell and convey unto the Said John G. McBee, his heirs and assigns, all of my undivided interest in a certain tract of land containing (30) thirty acres lying in Van Zandt County and State of Texas described as follows. Being a part of Survey No.106 surveyed in the name of William H McBee. Beginning 950 varas S. 45 degrees W. of the East corner of the aforesaid Wm. H. McBee, Survey, No.106, at a Stake in prairie. Thence N. 45 degrees W. 640 varas, branch 800 varas Stake on (back ?) of branch from which a Spanish Oak bears S. 87 degrees W. 2- 8/10ths varas an Ash bears N. 24 degrees E. 5 varas. Thence S. 45 degrees W. 211 5/8ths varas a stake from which a Hickory bears N. 88 degrees W. 10 varas a Post Oak bears S. 35 degrees E. 6- 6/10ths varas. Thence S. 45 degrees E. 800 varas stake in prairie. Thence N. 45 degrees E. 211 5/8ths varas to the place of Beginning, together with all and Singular the rights members and appurtenances to the Same, in any manner belonging to have and to hold unto him, the Said John G. McBee, his heirs and assigns forever in fee simple and I the said Henry L. Karber will and my heirs executors and administrators shall the rights and title of said property to the Said John G. McBee his heirs and assigns forever warrant and defend against the claims of ourselves or the lawful claims of any person or persons whatever.
