McBee, D.W. & N.J. Scroggin to J.C. Phillips Warranty Deed The State of Texas ] Van Zandt County ] Know all men by these presents that we John G. McBee for myself and D.W. Scroggin and Nancy J Scroggin, Wife of the Said D. W. Scroggin him at law of Wm. H. McBee, Deceased for and in Consideration of the Sum of ($10.50) Ten Dollars and Fifty cents in Coin to us paid by J.C. Phillips of the aforesaid County and State the receipt whereof is hereby acknowledged, have bargained, sold, aliened, and by these presents , convey unto J.C. Phillips his heirs and assigns forever a Certain Tract of Land being part of Survey 106 in the Name of Wm. H. McBee and being part of (30) Thirty Acres of said Survey bounded as follows beginning at a Stake (the West Corner of Said (30) Thirty Acre Tract) from which a Hickory brs N. 85 degrees W. 10 vs. a Post Oak brs S. 35 degrees E. 6-6/10ths vs. Thence S. 45 degrees E. 78 vs. a Stake at Corner; Thence N. 45 degrees E. 211-5/8ths vs. a Stake at Corner; Thence N. 45 degrees W. 78 varas a Stake for Corner (from which a Spanish Oak brs. S. 87 degrees W. 2-8/10ths vs. an Ash brs N. 24 degrees E. 5 varas; Thence S. 45 degrees W. 211-5/8ths varas to the place of beginning including (3) Three Acres of land more or less, to have and to hold the same with all and Singular the appurtenances thereto belonging or in anywise appertaining to his own proper use and benefit forever and We, John G. McBee, D.W. Scroggin and Nancy J. Scroggin do hereby agree to warrant and defend the above described premises against any and all persons claiming the same in any manner whatever. Scroggin both to me well known and acknowledged that they signed the within and foregoing Deed of Conveyance for all the consideration and purposes therein set forth and expressed, and also Nancy J. Scroggin wife of the said D. W. Scroggin after having the within instrument fully explained to her and being examined by me, separate and apart from her said husband says that she signed the same of her own free will and accord without any fear or compulsion of her husband and that she wishes not to retract the same.
