White: The State of Texas] County of Van Zandt] Know all men by These Presents, that We, W.F. McCarty and wife D.B. McCarty, of the County of Van Zandt, State of Texas, in consideration of the sum of Six Hundred Dollars paid and secured to be paid by T.H. White, as follows: Five Hundred Dollars cash in hand paid, and Note for One Hundred Dollars due December 20th 1888, interest at 10 percent from maturity, have granted, sold and conveyed, and by these presents do grant, sell and convey unto the said, Thomas White of the County of Van Zandt and State of Texas, all the certain tract or parcel lying and being situated as follows. Beginning as the corner of the Bundy Tract, Thence S. 45 degrees W. 633-1/3 vrs to stake for corner from which Post Oak brs N. 43-1/2 E. 4-1/10 vrs at Post Oak brs S. 71 degrees W. 12 vrs. Thence N. 45 degrees W. at 50 vrs a stake for corner from which recall vrs. Thence N. 45 degrees E. 633-1/3rd vrs to corner a stake from which. Thence S. 45 degrees E 950 varas to the Beginning, containing 106-2/3rds acres. F.W. Wrede Grant To have and to hold above described premises together with all and singular, the rights and appurtenances thereto in anywise belonging, unto the said T.H. White, his heirs and assigns, forever. And We, do hereby bind our heirs executors and administrators to Warrant and Forever defend, all and singular the said premises unto the said TH White, his heirs and assigns, against every person whomsoever lawfully claiming or to claim the same, or any part thereof. But it expressly agreed and stipulated that the Vendor’s Lien is retained against the above described property, premises and improvements, until the above described notes, and all interest thereon are fully paid, according to its face and tenor, effect and reading, when this Deed shall become absolute. McCarty to be the person whose names are subscribed to the foregoing instrument, and acknowledged to me that they executed the same for the purpose and consideration therein expressed. And the said D.B. McCarty wife of the said W.F. McCarty having been examined by me privily and apart from her husband and having the same by me fully explained willingly signed the name for the purpose and consideration expressed, and that she did not wish to retract it.
