McCarty, Dec. to Thomas H White: The State of Texas] County of Van Zandt] Know all men by these presents that I, J.F. McCarty of Said County of Van Zandt have been duly appointed and legally constituted Executor of the Last Will and Testimony of Sarah E. McCarty, late of said County, Deceased and thereby invested, with full authority in Said Will Specified, to sell and convey and have control of all property both real and personal, now therefore by Virtue of my Authority aforesaid and in consideration of the Sum of Three Hundred and Thirty Dollars as follows towit; One Hundred Dollars in cash, and promissory Note for One Hundred Dollars due December 25th, AD 1885, and One Note for One Hundred and Thirty Dollars Due on December 25th AD 1886. Both of said Notes bearing Interest at the rate of 10% per annum, from date until paid. To me in hand paid by Thomas H. White, of the County and State aforesaid the receipt of which is hereby acknowledged, I the Said J.F. McCarty, Executor as aforesaid do by these presents grant, bargain, sell and convey unto the Said Thomas H White, his heirs and assigns all of Sarah E McCarty , Deceased, interest in the following described tract or parcel of Land, lying and being Situated in the State of Texas and County of Van Zandt and about three miles South from the town of Canton on the Waters of Mill Creek and being a part of the James Dowthit Headright, Beginning at the East corner of an eighty Acre tract sold to J.H. Stanford by J.F. McCarty, A stake from which a black Jack 10 inches in diameter brs, N. 13 degrees E. 5 8/10ths vs a Red Oak 12 inches in diameter brs N. 88 degrees W. 14/100ths vs to a Stake for a corner from which a Post Oak 10 inches in diameter bears S. 21 degrees W. 2- 8/10ths vs a Red Oak 12 inches in diameter brs. N. 51 degrees E. 10- 6/10ths vrs. Thence N. 45 degrees E. 679 vrs, to a stake for corner. Thence S. 45 degrees E. 650 vrs, to stake for corner. Thence S. 45 degrees W. 679 vrs to place of beginning, containing Eighty Acres more or less, together with all and singular the rights members and appurtenances to the same belonging or in any manner incident thereto, to have and to hold the Said premises unto him the Said Thomas H.
