Nixon to Thomas White Deed; The State of Texas ] County of Van Zandt ] Know all me by these presents that I, J.B. Nixon of the State of Texas and County of Lamar, for and in consideration of the Sum of Eighty Dollars to me in hand paid by Thomas White of the State aforesaid and County of Van Zandt, the receipt is hereby acknowledged have this day bargained, sold and do by these presents bargain, sell, release and convey unto the said White his heirs or assigns all my right title and claim in a certain Tract or parcel of land described as follows, (To Wit) situated in Van Zandt County on the Head waters of the Sabine River and about 13 miles N.W. from the town of Canton, Known as a part of 640 Acre Survey in the Name of James Hamilton No.17. Beginning at a Post 950 4/10 vs N. 45 W. from the E corner of the same from which a Persimmon 4 in. dia. Brs N. 776 E. 57 ¼ vs another 4 in. dia. brs N. 7( i/1 ) E. 58 ¾ vs. Thence N. 45 degrees W at 320 vs a Post on the S. Line of a 1/3 Lg. Survey in the Name of D. Smith. Thence west with the Same at 842 ½ vs. a post and Mound in Prairie, from which a Post Oak 16 in. dia. Brs. N. 28 E 47 ½ vs. Thence S 45 degrees W at 54 vs a posts from which a Blk Jack (111/10 ?) in. dia. brs S. 24 E. 52 vs. Thence S. 45 degrees E at (9511/950 ?) 7/16 2 vs. a post on a Branch from Which an Elm 18 in. dia. brs. S. 45 degrees W. 75 vs. Thence N 45 degrees East at 634 vs. to the Beginning. Containing 80 acres to have and to hold and I the said Nixon do hereby bind and obligate myself my heirs and legal representatives to forever warrant and defend the title of the above described land, to the Said White, against the claims of any and all persons claiming all or any part thereof in or through me in anywise. Stover, Clerk of the District Court of Van Zandt County, Texas, personally came J.C. Perry to me well known and whose name appears as One of the Subscribing Witnesses to the amount and foregoing document of conveyance or writings from James B. Nixon to Thomas White, and who of the being duly Sworn as the law directs, both approves and says that he signed the same as witness at the request of the said James B. Nixon and that John Howell the other subscribing witness signed the same in his presence , and that James B. Nixon signed, Sealed and delivered and acknowledged the same as his Voluntary Act and Deed for the purpose, uses and consideration therein set forth and expressed, and that they and each of them on the day and date therein Specified, Signed their names thereto in the presence of Each Other, In testimony whereof, I hereunto Subscribe my Name and Affix the Seal of Court this 24th Day of February, AD 1874.
