Situated in Van Zandt County, Texas; towit part of the James Hamilton Survey No. 11. Beginning at a stake in the S.E. line of Said Survey, 475 vrs S. 45 W. from the East corner of said Survey: the same being the South Corner of a 40 acre tract of said Survey, sold to Thos White, by CK Huger. Thence N. 45. W. 80 vs stake from which a Red ("O" Oak tree ?) brs S. 81 E. 2 vs A Red ("O" Oak tree?) brs N. 35 E. 3-8/10 vs, Thence N. 45. E. 40 vrs ("Cor"corner ?) A Red ("O" Oak tree?) brs-S. 37-1/2 W. 2-2/10 vs-and then brs N. 58-1/2 W. 3-8/10 vs, Thence s. 45. E. 80 vs ("Cor"corner ?) a ("B.J." Black Jack tree?) brs N. 77-1/2 E. 5-6/10 vs ('Hick" Hickory tree?) brs S. 70 W. 5-8/10 vs. Thence S. 45. W. 40 vs to beginning. To have and to hold the above described property and premises together with all the rights privileges appurtenances and improvements to the same belonging to the said Mary J Howard, her heirs or assigns forever and I hereby bind myself my heirs and legal representatives to warrant and forever defend all and singular the title to said property unto her the said Mary J Howard, her heirs or assigns against, the lawful claims of any and all persons whomsoever.
