Scroggin to H.P. Thompson (Trustee) for Mollie P. and Daisey C. Thompson State of Texas ] Van Zandt County ] Know all men by these presents that we, D.W. Scroggin, of the County and State afore said, and Nancy J. Scroggin, wife of the said D. W. Scroggin, in her own right in consideration of the sum of ($200.00) Two hundred Dollars to us paid in hand from H. V. Thompson, (Trustee) for Mollie P. and Daisey C. Thompson of the County of Kaufman, and State of Texas the receipt whereof is hereby acknowledged do hereby give, grant, bargain, sell, and convey unto the said H. P. Thompson, Trustee for Mollie P. and Daisey C. Thompson for them, theirs and assigns forever, a certain tract of land, described and bounded as follows. Being part of the Headright Survey (No.106) in the name of Wm. H. McBee, and being part of the portion that was allotted and set apart to Nancy J. Scroggin (as one of the heirs at law of Wm. H. McBee, deceased) by Commissioners appointed by the Probate Court of Van Zandt County, and beginning at a stone, at the East corner of a 55 acre tract, conveyed by us to D. W. Snow. Thence N. 45 degrees E. 724 varas to corner stone, from which a Post Oak 12 inches in dia. brs. N. 15 degrees W. 11 vrs, dist, another Post Oak 15 inches dia. brs. N. 40 degrees E. 16 vrs, dist. Thence N. 45 degrees (N/W.?) 418 varas, to corner stone. From which a Post Oak 20 inches in dia. brs N. 48 degrees E. 142 vrs, dist, Thence S. 45 degrees W. 724 varas, to corner Post on the line of the said 55 acre tract, that was conveyed to D. W. Snow. Thence S. 45 degrees E. 418 varas, to the place of beginning, containing fifty acres of land. To have and to hold the afore granted premises to line said H. P. Thompson (Trustee) for Mollie P. and Daisey C. Thompson to them, their heirs and assigns for their use and behalf forever and we the said D. W. Scroggin and Nancy J. Scroggin will and our heirs executors, administrators shall the right and title of the said land, to the said H. P. Thompson, (Trustee) for Mollie P. and Daisey C. Thompson their heirs and assigns forever warrant and defend against all lawful claims and demands of all persons whomsoever. Witness our hands this the 20th day of September A. D. 1879. Signed: D. W. Scroggin and Nancy J. Scroggin his wife both to me well known and parties to a certain deed an instrument in writing bearing date on the 20th day of September A. D. 1879, hereto annexed and stated that they had executed the same for the purpose and considerations therein stated, and the said Nancy J. Scroggin having been examined by me privily and apart from her said husband and having the same by me fully explained to her , the said Nancy J. Scroggin acknowledged the same to be her act and deed, and declared that she had willingly signed sealed and delivered the same and that she did not wish to retract it. To certify which I unto sign my name and affix the Seal of my office at Wills Point, this the 20th day of September 1879. Signed: W. L.
