The receipt where of is hereby acknowledged have granted, bargained, sold and released and by these presents do grant, bargain, sell and unto the said John Howell, all that tract of land lying and being situated in the County of Van Zandt and State of Texas, about ¾ of a mile north of Wills Point, "IT" being a portion of a 640 acre Survey in the Name of James Hamilton Section No. 17 and (unreadable) off the North-West post of a 80 acre Survey Deeded to Thomas White by J.B. Nixon our of the Said section No17 and, Beginning at a stake the west corner of Said 80 acre Tract from which an Elm 3 in dia brs. N. 45degrees E 1 varas. Thence N. 45 degrees E. at 178 varas stake for corner. Thence East at 165 varas stake for corner. Thence South at 425 vs to the S.W. line of Said 80 acre tract. Stake for corner. Thence N. 45 degrees W. with the N.W. Lines of Said 80 acre tract of land to the place of beginning, containing fifty four acres of land. Together with all and singular the rights, members hereditaments and appurtenances to the same belonging or in anywise incident or appertaining, to have and to hold all and singular the premises above mentioned unto the Said John Howell, his heirs and assigns forever and do hereby bind myself heirs executors and administrators to warrant and forever defend all and singular the said premises unto the said John Howell, his heirs and assigns against, every person whomsoever lawfully claiming or to claim the same or any part thereof. Witness my hand- this the 7th day of November AD 1877.
