Isaac: The State of Texas ] County of Van Zandt ] Know all men by these presents; That I, Thos. H. White, Sr, of the County of Van Zandt and State of Texas, for and in consideration of the Sum of One Thousand ($1, 000.00) Dollars, to me paid and secured to be paid by Carter Isaac as follows: $500.00 Dollars cash in hand the receipt of which is hereby acknowledged, $100.00 due December 16, 1908; $100.00 due Dec. 16, 1909; $100.00 due Dec. 16, 1910; $100.00 due Dec. 16, 1911; $100.00 due Dec. 16, 1912, each of said deferred payments being evidenced by note for said amounts and due on said notes and acknowledging the Vendor’s Lien, on the hereinafter described land to secure the payment of same, have granted, sold and conveyed and by these presents do grant, sell and convey unto the Said, Carter Isaac and Lula J. Isaac of the County of Van Zandt and State of Texas, all that certain tract or parcel of land lying and being situated in Van Zandt County, Texas, on the waters of Saline Creek about 6 miles N.E. from the town of Canton and being a part of the Elder Carew Headright, Survey of 6405 acres grant and bounded as follows: Beginning at the S. Corner of Block No. 5 of Said Carew Survey, from which a Post Oak bears South, 23 degrees 1-3/10ths varas and another Post Oak bears North 37 degrees West 6 varas; Thence, North 45 degrees East 460 varas to the corner from which a Post Oak bears South 42 degrees East 13 varas and a Hickory bears North 71 degrees East 5-6/10ths varas; Thence, North 45 degrees East 920 varas to a corner from which a Post Oak bears North 48 degrees East 17-5/10ths varas and a Hickory bears South 36 degrees East 13-8/10ths varas; Thence, South 45 degrees East 460 varas to the corner of Said Block No. 5 from which a Post Oak bears South 53 degrees East 12 varas and a Black Jack bears South 20 degrees West 1-2/10ths varas; Thence, South 45 degrees West 884 varas to the place of beginning, Containing Seventy Five (75) acres more or less of land. To have and to hold the above described premises, together with all and singular the rights and appurtenances thereto in anywise belonging unto the Said Carter and Lula Isaac, and their heirs and assigns forever; and I do hereby bind myself my heirs executors and administrators to warrant and forever defend all and singular the said premises unto the Said Carter and Lula Isaac, and their heirs and assigns against every person whosoever lawfully claiming or to claim the same or any part thereof. But it is expressly agreed and stipulated that the Vendor’s Lien is retained against the above described property, premises and improvements, until the above described notes and all interest thereon are fully paid according to their fact and tenor effect and reading, when this deed shall become absolute.
