McClendon: Mary Ann (Cook) Boiles Heirs’ portion of inheritance of Henry Cook Survey, Williamson County, TX: Sold and Recorded, 1 January 1876: The State of Texas] County of Williamson] Know all men by these presents that I, James L. Boyles (Boiles) in consideration of the sum of two hundred dollars $200.00 the receipt whereof is hereby acknowledged bargained, sold, conveyed and released and by these presents do sell and convey unto R.W. McClendon of the County of Williamson and state of Texas the following described parcel of land it being apart of 209- 1/3 acres of land deeded to me by H. Cook, lying on the head waters of the Yegua and bounded as follows [viz] beginning at the S.E. corner of a survey made for R.W. McClendon thence S 70 degrees E. 6653 varas to R. R. Gizzle’s (Grizzle) S. W. corner; Thence N. 20 degrees E. 927 vars to stake also it being the S.E. corner of a survey made for S.F. Grizzle; Thence N. 70 degrees W. 6653 varas to a stake also it being the South west corner of a survey made for J.G. Stephens; Thence S. 20 degrees W. 927 varas to the place of beginning; Containing 109-1/3 acres of land more or less, now I the James L. Boyles (Boiles) do hereby bind myself my heirs executors, administrators and assigns to warrant and defend the title to the above described parcel or tract of land unto the said R.W. McClendon his heirs and assigns forever against the claim or claims of any and all persons whomsoever lawfully claiming or the claim the same or any part thereof in testimony whereof I hereunto sest my hand and affix my leal using scroll for seal this 1st day of January 1876.
