This Indenture made the First day of April in the year of Our Lord One 
Thousand seven hundred and Fifty eight Between Benjamin Ruffin of the 
County of Southhampton and Lucy his wife of the one part and 
Christopher Ford the Younger of the city of Williamsburg of the Other 
part.  Witnesseth that for and in Consideration of the sum of One 
hundred pounds Current Money to the said Benjamin in hand paid by the 
said Christopher at or before the Sealing and Delivery of  those 
presents the Receipt whereof is hereby Acknowledged they the said 
Benjamin Ruffin and Lucy his wife Have Granted, Bargained, sold, 
Aliened and Confirmed and by those Presents Do Grant Bargain sell Alien 
and Confirm unto the said Christopher Ford his Heirs and Assigns One 
Certain Tract or Paracell of Land Containing Four hundred Acres Lying 
and being in the County of Amelia on the upper side of Flatt Creek and 
on both sides of Chandlers branch and Bounded as followeth (to wit) 
Beginning in William  Jacksons Line Thence along John Burjtons Line 
North Thirty three Degrees East one Hundred and sixteen poles to a 
Corner in the same.  Thence West Forty one and an half  Degrees, North 
Four hundred and five poles to a Corner Faced inwards.  Thence South 
Twenty five Degrees West Two hundred and forty poles to a Corner by the 
side of a small  branch.  Thence East Twenty five Degrees, South one 
hundred and Ninety eight poles to Ralph Jackson's alias Daniel  
Stuart's Line.  Thence along the same East seven degrees North one 
hundred poles to his Corner.  Thence South seven Degrees, East Sixty 
three poles to William Jackson's Line.  Thence East eleven Degrees 
South Fifty eight poles to the Beginning withal Houses, Buildings, 
Woods, Waters, Profits, Commodities Hereditaments and Appurtances 
thereto  Belonging and the Reversion and Reversions and Remainder and 
Remainders thereof and all the Right, Title and Interest of them the 
said Benjamin and Lucy efin, and to the same, and also the Pataent for 
the same dated the sixteenth Day of June One Thousand seven Hundred and 
thirty eight.  To have and to holdall and Singular the premises with 
the Appurtenances unto the said Christopher Ford, his Heirs and 
Assigns.  To the only proper use and Behoof of him the said Christopher 
Ford, his heirs and Assigns forever, and the said Benjamin Ruffin for 
himself and his Heirs the said Lands and Premisses with the 
Appurtenances unto the said Christopher Ford his Heirs and Assisgns 
against the Lawful Claim and Demand of all and every person and persons 
whatsoever shall and will Warrant  and forever defend by these 
Presents.  In Witness whereof the parties have hereunto interchangeably 
set their hands and Affixed their seals the Day and Year first above 
Written.
