Witnesseth that in consideration of eleven thousand two hundred and seventy one dollars and Seventy five cents, paid and to be paid as follows five thousand dollars in hand paid, Ten hundred and Seventy eight dollars 62-1/2 cents to be paid on 15th May 1852, Ten hundred and Seventy eight dollars 62-1/2 cents to be paid on 15th of May 1853, Ten hundred and Seventy eight dollars 62-1/2 cents on the 15th of May 1854, Ten hundred and Seventy eight dollars 62-1/2 cents on the 15th of May 1855, Nine hundred and Seventy eight dollars 62-1/2 cents on the 15th of May 1856, with interest on the same for one year and Nine hundred and Seventy eight dollars 62-1/2 cents on the 15th of May 1857 with interest on the same for one year, the receipt of which hand payment is hereby acknowledged, and bond have been executed for the deferred instalments, and for the payment of which deferred instalments the land hereinafter conveyed is to be bound, the said James Alexander and wife do grant unto the said Michael Coiner his heirs or assigns a certain Tract or parcel of land lying and being in the County aforesaid on Meadow run adjoining Thomas A. Turk & M. A. Coiner, containing by recent survey two hundred and ninety nine acres and bounded as follows, namely. Beginning at a white oak corner to Thos. Johnston now Thomas Turk and running thence N36-1/2W 292 poles 15 links with a public road to an old white oak stump N35-1/2E 131-1/2 poles to a white oak and remains of a locust stump, S25-1/4E 102 poles 15 links to a hickory on a ridge, S47W 9-1/4 poles to a stake about four feet past a white oak, S27E 169 poles to a locust stake S19- 1/4 [blurry] poles 5 links to a locust tree, S58-1/2E 15-1/4 poles crossing the meadow run to a stake, N52-1/4E 6 poles to a stone, S34-1/2E 141 poles to a white oak and thence S54-3/4W 111 poles to the place of Beginning together with all and singular the appurtenances thereunto belonging or in any wise appertaining and the said James Alexander and wife covenant with the said Michael Coiner and his heirs and assigns that they will warrant generally the property hereby conveyed. Witness the following signatures and seals. James Alexander (Seal) Emily A. Alexander (Seal) State of Virginia County of Augusta to wit We J. B. Breckinridge and Benjamin Crawford Justices of the peace for the County of Augusta in the State of Virginia do certify that Emily A. Alexander the wife of James Alexander whose names are signed to the writing above bearing date on the 30th day of April 1851, personally appeared before us in the County aforesaid and being examined by us privily and apart from her husband, and having the writing aforesaid fully explained to her, she the said Emily A. Alexander acknowledged the said writing to be her act and deed and declared that she had willingly executed the same and did not wish to retract it. Given under our hand the 30th day of April [1851]. J. B. Breckinridge, J. P. Benjamin Crawford, J. P. State of Virginia, Corporation of Staunton to wit I Nicholas K. Trout a Justice of the peace in the Corporation aforesaid and State of Virginia do hereby certify that James Alexander party to the foregoing Deed bearing date on this day hath acknowledged the same before me on the 30th day of April 1851 and desired me to certify the said acknowledgement to the Clerk of the county Court of Augusta County in order that the said conveyance may be recorded. Augusta County Court Clerk's Office April 30th 1851 This deed from James Alexander and Emily A. his wife to Michael Coiner, was this day presented in the office aforesaid and being acknowledged by the said Alexander and wife, she being also privily examined according to Law, is together with the Certificate hereon endorsed admitted to record.
