Alexander Gent. of Richmond in the state aforesaid on the other part Witnesseth that the said Alex'r St. Clair **** in consideration of the sum of sixty five pounds to him in hand paid the receipt thereof is hereby acknowledged hath given, granted, bargained and sold unto the said Wm. Alexander Gent. and his heirs two certain tracts or parcels of land in the county of Augusta on the waters of the calf pasture containing by estimation one hundred and fifty acres being one of two tracts conveyed to the said Alex'r St. Clair and James Lyle dec'd in his life time, by Thomas Smith in trust to raise a sum of money to pay John Carlyle the sum of L47.14/4 with legal Interest & cost of suit &c &c **** joining the tract whereon Thomas Smith then lived also one tract containing fifty four acres being the other of the said two tracts and lying on the South side and adjoining the former tract the courses of which may be had by reference to the patent granted to said A. St. Clair and J. Lyle for said fifty four acres of Land the true intent and meaning of all which things may be had by reference to the said deed of trust made by said Thomas Smith to said A. St. Clair and J. Lyle and now in pursuance thereof sold to the said William Alexander except a part of one of the said tracts now in the possession and inclosure of Elizabeth Smith supposed to contain three or four acres with all their appurtenances to said Wm. Alexander and his heirs forever and the said Alexander St. Clair as trustee as afsd. for himself his heirs executors administrators doth covenant with the said William Alexander and his heirs that he the said Alexander St. Clair his heirs executors and administrators the said tract of Land with its appurtenances to the said William Alexanander [sic] and his heirs will forever warrant and defend from himself and his heirs. In Witness whereof the said Alexander St. Clair hath hereto set his hand and seal on the day and year aforesaid.
