All rights reserved. http://www.usgwarchives.net/copyright.htm http://www.usgwarchives.net/va/vafiles.htm ************************************************ Augusta County Virginia USGenWeb Archives Deeds James ALEXANDER, of Augusta Co., to John & William LONG, of Chester Co., PA, Deeds of Lease & Release, 400 acres- indenture of lease dated 17 Nov 1760, proved 18 Nov 1760; indenture of release dated 18 Nov 1760, proved 18 Nov 1760 This Indenture made the Seventeenth Day of November in the Year of our Lord one Thousand seven hundred and sixty Between James Alexander of the County of Augusta of the one part, and John and William Long of Chester County in Pennsylvania of the other part Witnesseth that for and in consideration of the sum of Fifteen shillings Current money of Virginia to the said James Alexander in hand paid by the said John Long and William Long at or before the sealing and delivery of these presents, the receipt whereof he doth hereby acknowledge he the said James Alexander hath granted demified and to transfer? and by these presents doth grant demifi and do transfer? unto the said John & William Long and their heirs a certain tract or parcel of Land containing four hundred Acres being part of a tract of Eight hundred acres lying and being in the County of Augusta in Beverly Mannor on a Branch of Middle River called long meadow and bounded as follows viz Beginning at two white Oaks Corner to Andrew McClure’s Land, thence North Sixty Degrees East two hundred and thirty four poles to a large white Oak Corner to James Alexander’s part of said tract and with his Lines crossing the Run South Fifty Degrees East four hundred and twenty poles to the old Line by a small Brook, thence south Thirty four Degrees West one hundred & ninety five poles to a white Oak and two hiccoreys Corner to said McClure’s land and with his lines North Thirty Degrees West four hundred poles to three white Oaks and South Forty West two hundred and Twenty poles and thence North thirty West one hundred and forty two poles to the Beginning and all Houses Buildings Orchards Ways Waters Watercourses Profits Commodities Hereditaments and Appurtenances whatsoever to the said premises hereby granted or any part thereof belonging, or in any wise appertaining of on and to the said premises and all Deeds evidences and Writings concerning the same. To have and to hold the said tract of land and all and singular other the premises hereby granted, and demised, and every part and parcel thereof with their and every of their appurtenances, unto the said John and William Long their Executors and Administrators for and during and unto the full end and term of one whole year from hence next ensuring fully to be compleated and ended. Yielding and paying therefore the rent of one Ear of Indian Corn to the said James Alexander on the last Day of the said Term if the same shall be lawfully demanded. To the intent and purpose, that by virtue of these presents and of the Statute for transferring Uses into possession them the said John and William Long may be in the more full and actual possession of the premises and thereby be the better enabled to accept and take a Grant and release of the reversion and inheritance thereof to him & their Heirs. Sealed and delivered James Alexander {Sl} In the presence of James Alexander John Poage Wm Poage At a Court held for Augusta County November the 18th 1760 This Lease indented was acknowledged by James Alexander to John & William Long & on the motion of Sam’l Steel on behalf of sd Jon & William admitted to record Test John Madison ****************************************************************************** This Indenture made the Eighteenth Day of November in the Year of our Lord, one thousand Seven hundred and Sixty Between James Alexander of the County of Augusta of the one part, and John & William Long Heirs of Frances Long dec’d of Chester County in Pennsylvania of the other part, Witnesseth that for and in Consideration of Five Pounds current money of Virginia to the said James Alexander in hand paid by the said John Long and William Long at or before the sealing and delivery of these presents, the receipt whereof he doth hereby acknowledge, and thereof doth release acquit and discharge the said John and William Long their Executors and Administrators, by these presents he the said James Alexander hath granted bargained sold aliened released and confirmed, and by these presents doth grant, bargain, sell alien release and confirm unto the said John and William Long (in their actual possession now being, by Virture of a Bargain and Sale to them thereof made by the said James Alexander for one whole year by indenture bearing Date the Day next before Day of the Date of these presents, and by Force of the Statute for transferring Uses? To have and to hold the said four hundred Acres of Land and all and singular other the premises hereby granted, and released, and every part and parcel thereof, with their and every of their appurtenances, unto the said John and William Long their Heirs and Assigns forever to the only proper use and Behoof of them the said John and William Long and of their Heirs and Assigns forever. And the said James Alexander for himself his Heirs Executors and Administrators doth covenant promise and grant, to and with the said John & William Long their Heirs and assigns by these presents, that the said James Alexander now at the time of sealing and delivering of these presents is seised of a good sure perfect and indefensible Estate of Inheritance in Fee simple of and in the premises herby granted and released and that he hath good power, and lawful and absolute authority to grant and convey the same to the said John and William Long in Manner and form aforesaid, And that the said premises now are and soforever hereafter shall remain and be free and clear of and from all former and other gifts grants, Bargains, Sales, Dower, Right, and Title of Dower, Judgments, Executions, titles, Troubles, Charges and Incumbrances whatsoever made, done, committed or suffered y the said James Alexander or any other person or persons whatsoever, (the Quitrents hereafter to grow due and payable to our Sovereign Lord the King his Heirs and Successors, for and in respect of the said premises only excepted and for prized), and lastly that the said James Alexander and his Heirs all and singular the premises hereby granted and released with their appurtenances, unto the said John & William Long their Heirs and assigns against him the said James Alexander and his Heirs, and all and every other person and persons whatsoever, shall and will Warrant and forever defend by these presents.
