Deed: Deed of Peter & Ann Baldwin to their son S.P. Baldwin, 1896 Source: Bath Co., VA Deed book #17, Page 368 & 369 Contributor: Susan Baldwin ------------------------------------------------------------------ This Deed made and entered into this 17th day of August 1896 by and between Peter Baldwin of the County of Bath and State of Virginia of the first part and S.P. Baldwin of the County and State aforesaid of the other part. Whereas it is agreed by S.P. Baldwin that he will work the lands of the said Peter Baldwin but the said Peter Baldwin is to manage and control said farm as long as he is able to walk about and see to same, and whereas the said Peter Baldwin is desirous of securing for himself and wife a comfortable support during the remainder of their natural lives and the said S.P. Baldwin being willing to support and respect the said Peter Baldwin and wife during the remainder of their natural lives and to give to them a decent burial at their death and to pay to each of his brothers and sisters including what has already been paid Fifty dollars ($50.00) if the said Peter Baldwin will convey all of his property both real and personal, (except what is here in after reserved to be used by the said Peter Baldwin) to him the said S.P. Baldwin. Now there-fore this deed witnesseth for and in consideration of the premeses as well as the payment of One-dollar by the said S. P. Baldwin the receipt is hereby acknowledeged he the said Peter Baldwin has bargained sold and conveyed unto the said S.P. Baldwin all of his property both real and personal in fee-simple with general warranty of title except he the said Peter Baldwin reserves the right to keep and dispose of as he pleases, One horse, Two cows, and a few sheep, while he is able to attend to same and at his death, if he has them then to go to the said S. P. Baldwin. It is also understood and agreed that the Fifty dollars (including what has already been paid) to be paid to each of the other children of said Peter Baldwin, to-wit: S.M. Baldwin, Mrs Elizabeth Lockridge, Mrs Dinah Pritt, Mrs Roza J. Gillett, J. W. Baldwin, G.J. Baldwin, Mrs Nancy J. Byrd, Mrs A.F. Cleek and W.M. Baldwin shall be due and shall be a lein upon all the property conveyed aforesaid from five years after the death of the said Peter Baldwin. It is further understood and agreed that if the said S.P. Baldwin fails to perform any of the above covenants then this deed to be null and void. Witness the following signature and seals the day and year above written. Witnesses (Jas. A. Gillett, (Geor. W.
